Hotel,guest house,B&B insurance in the UK is essential for staying/paying guests
Your policy is unlikely to cover friends visiting your guests unless you organise and pay an extra premium which can be as much as the original premium- we have checked this out with several major UK insurance companies ( brokers often gloss over this to get your business -sorry but true)
If you do not do this you are at risk of a visitor claiming against you and you know how many injury claim specialists advertise on UK TV daily !!
We cannot afford the extra premium we were quoted
So we do not take the risk
Only paying guests are allowed in
Hardball but a better than risk a claim for £1000's !! - several are going through UK courts now !!!!!
In the UK you can give yourself as many stars as you like on Booking.com as they do not check your star rating with any official UK tourism body -Visit England etc
Laterooms check if you try and give yourself 5 stars

Its is 99.99% certain you will have no proof of the guests so BOOKING.COM WILL NOT HELP YOU- not many of us can afford 24 hour recorded CTV
As the booking.com person says above -( PRETENDING TO HELP) tough luck and you are on your own .. ooh - do put your comment on the negative review
Putting your comments on a negative review is ok BUT THE REVIEW IS THERE FOR FUTURE GUESTS TO SEE AND IT WILL LOSE YOU BOOKINGS !
They also say a mix of POSITIVE and NEGATIVE reviews is good for you because if you only get positive reviews it will make guests suspicious
I showed this comment to our Visit England Inspector and she asked "which brain dead person wrote that ?" - say no more

Whatever the cost geta a credit card machine as you will get fake bookings and fake credit cards as it will save you money
make sure you charge the guest as it will save you money by keeping your commission rate low
Do not have a short time cancellation policy as guests often cancel late
One month ago we received 2 different bookings from related family members
One lives 5 minutes away the other 20mniutes.Credit cards were invalid and we eventually got valid ones which we pre auhorised
Both bookings were for 10-14 days so booking.com closed the 2 rooms off
We suspect these are not genuine bookings but cannot prove it
They both ignore calls and follow up emails and texts
Booking.com not interested
One has now cancelled
We have now told the other we are taking a 50% non refundable deposit 10 days before arrival and will do this today
Will keep this updated
Quite expensive in the UK
You have to give a massive commission to get higher up the search results
This will not make your parents happy !!
Try to give some extras that do not cost a lot and encourage good reviews
No point in contacting BC if it is built into the system as some things are set in stone- check out other things owners have asked for in the Forum !
