Rates for Maximum Occupancy

Hi All,

I am struggling to sort out my rates/rate plans to make the most of them on Booking.Com - I do not work via booking agent but directly with platform.

I have a 2 bedroomed cottage which sleeps 4 people.  The majority of my bookings are for 2 people during the week but I need to set it to default to 4 people during peak seasons.

Also I have 2 bedrooms within 1 cottage (space) but would like to close one room if the guests are a couple to avoid additional costs during the pandemic in cleaning etc.  Any ideas on how this can be set up please?

How & Why Add your Listing to your Partner Community Profile


  1. First you have described two different listings, so you need to add it as second listing,  See extranet, bottom page , blue bar - add property
  2. If both at same address you could potentiall treat the second as extra room types
  3. The Room Type or Property Layout menu under Property you can set the occupancy , but you can set a minimum number of people.
  4. On one hand it sounds like your first listing is default whole unit but then you talk about occupancy rate based. This cannot be mixed it can only be one or the other.

    If youre listing link was on your partner profile I would know straight away so please add it.
  5. Once you have the new 2nd listing setup, whole unit or occupancy based, you could invest in the smart locks (samsung huib+ yale keyless lock) for example, and then set up presets on each door lock, so when booked you only give out the  key code per room booked.

    If you dont need remote control and just preset the 20 codes per lock one time and record them, you dont need the smart hub as far as i know.

Message or Call BdC PartnerSupport

  1. In the extranet, go to the ‘Inbox’ tab.
  2. Select ‘ messages’.
  3. Right Pane - Click on ‘See Contact Options’
  4. Choose Account
  5. Now choose Other
  6. Then at bottom , See all contact options, and click Message or Call
  7. As there is no one number for all partners, the number for your nearest BdC Partner Support is then revealed.

I also suggest giving your local support a call (go to Extranet >> Inbox>> Messages) to discuss further, in particularly to the 2 bedrooms, 1 close upon 1 booking. Your local support will be able to look into your property and advise accordingly.
