At our place it´s always about me, the "friendly staff".
I welcome them upon arrival and lead them through their whole stay, the dinner and the breakfast until checkout.
The guests seem to like a native, local person caring about them (Remember, we are locatd in the Alps at 1200m height, the surrounding mountains are high and the valleys are narrow. Just like some minds)
I like my business and i think, that´s what the guests feel and see.
In my property it's the cleanliness they notice firsthand. We have everything in light grey and white hues, so it already looks super bright and clean when you enter the apartment, and on top of that I do maintain a OCD level cleanliness, revising everything, not forgetting the nooks and weird spaces that so often can get messy. Recieve a lot of comments about the level of cleanliness.

Our Bed and Breakfast is in a Little town of Patzcuaro, Michoacan, Mexico. We are known for our Home which is not a original colonial, however we built it to have the charm of one ,but the conviences of new! Our biggest compliments come from both the food we serve and the knowledge of the Art and Artists, which are many, around us. Thirdly the comfort nd cleanliness of our rooms! Not say that we have had any negative feedback. My goal is to never hear any,lol! I am just waiting for the bombshell that I know will come! In the meantime I will keep baking and trying to please!
Guests love the cleanliness, fully equipped kitchen and my extra effort to make there stay more memorable.
They just say - hi Janaki rooms are clean .. Nice and good shower .
Usually all of them write - "excellent location, hotel stays almost right on the beach" and also mention great breakfast. an it is really great ;)
To keep this On Topic... ( sort of... ) - " How to get the best feedback... "
I live on site, so I interact with my guests all the time. - To make sure I get 'good feedback' from them - I push myself to ask them two simple questions...
1) If we could only 'Fix / Change' one thing... - to make your next stay with us better... - What would that be ?
2) What was your biggest surprise, something you liked, but did not expect ?
The logic is: - the first one lets them 'complain' - without feeling bad about it. ( What is my biggest problem? ) - and the second is... what feature am I not promoting well enough on my property profile... - what ever they 'like' - it should be added to the property description !! ( even if you think it was obvious - it was not obvious to them !! )
I'm Sorry to hear about your trouble's with Google... but Google is just 'Software'... you can 'claim' your listing - they mail you a 'code' and then you are in control of your 'listing' on google and google maps. ( If Google found your number - then it's not a 'private' number. - you should have a second 'public' number - that you share online. ) - then get a 2 sim phone or a cheap 2nd phone. - so you can 'Turn Off' - if / when needed.
Yes, they allow anyone to post a review, but people will take that into consideration, some people have other reasons to post 'bad' reviews. Rather than worrying about one 'bad' apple - why not make sure all your 'happy customers' know they can also leave a review on 'google maps'... then have 99 'real' good reviews - then it does not matter what the one or two 'bad' people have to say.

The illusion of privacy and control - haha, how true.
if Google has your business 'listed' on the internet / Google Maps, and it was them that did it - then they are 'waiting for you to 'claim' the business. - but - if they let you 'build a website' - that means you have already claimed the business. - that means you are allowed to 'submit' corrections, and hope they get 'approved' - ( like change the mobile number listed. ) - Google thinks it's doing you a big favor by giving everyone your mobile number.
Did you need to wait for them to send you something in the mail ? ( to confirm you are living at or have legal access to that address? )
Dual Sim's... it's a small thing, but...and your friends will always have your real number.
and it gives you the option to - Turn off 'ringer' - so you can sleep - and get the 'missed calls' / messages... but still have your phone's ringer 'on'... ( People on the internet don't know or care what time it is in your country. )
Also you can toss the sim, and start again, when the crazy calls - get too much.( or ask for 'his' home number, so you can call him up later that night - when he is busy doing something else - and spoil his evening. )
