Help to waive cancellation fees

I nned to waive a cancellation fee for a guest. Booking was made in ggod faith but problem was on our end. we never closed off the room type. Guest booked but our hotel is not actually open on the arrival date but is open on the day after arrival. Cancellation policy we use is 48 hours before.

Booking is for this friday and Saturday

Availability is Saturday only.
