Liability Insurance

Hi,

I have our unit listed with AirBNB and Homeaway and both of these offer 1m in Liability coverage.  I cannot find anything on booking.com that indicates this type of coverage for hosts.  Am I missing something or do they in fact not offer this coverage for hosts?  Can anyone advise or guide me to this information on their site?  Thanks in advance.

Hi! -Thecompartment106 and welcome to the forum. As far as I know BDC has no insurance liability. You can only setup a damage deposit.
Wish you a Happy New Year!!!!

How can a damage deposit be set up when the client books their reservation?  The condo office will not accept cash or check to be held for deposits, and I do not live on-site to collect this deposit upon arrival.

Hi Maria, does that mean that for bookings via BDC, owners must arrange Liability Insurance on their own? If yes, then BDC has a disadvantage vs Airbnb and HomeAway. don't you agree?

Hello Thecompartment106, are you absolutely sure that Airbnb and HomeAway provide 1M Liability Insurance to their hosts?

Hi! Andonis and welcome to the forum. Exactly...owners must arrange themselves liability Insurance. AirBnB might state that they cover 1 M liability Insurance but when the problem arises are we hosts covered????
Let’s hope that never occurs...

Hello Andonis

I can only be as sure as the documentation I have been provided by Airbnb and HomeAway. Each reservation I receive is accompanied by notification that this coverage is provided and if you dig into the files they provide in Host information it is identified that this coverage exists. I would assume that making the statement and not having it would be fraudulent.

What would happen if our BDC clients have a problem? Would we be liable?

I was about to enquire about this too. What public liability insurance also? Anyone with any idea?

Hi, I would like to join this question and topic. Our problem is that we are from Eastern Europe and we have tried to find some liability insurance and the insurance company specifically told us that they do not have liability insurance policy for cases like Booking.com and Airbnb and they don't agree to insure for this activity. Therefore we are currently in a position that we don't have any protection from Booking.com in case of injury of one of our guests on our property. Is there anything like the 1M $ liability protection insurance that Airbnb is giving?

joining this thread. My current Home Owners carrier wants to rewrite my home policy that redefines 'business'. The new terms are not favorable. Has anyone added a Busn Policy and if so, what carrier did you select and why?

I feel that we are at risk should someone slip or fall at our property. We are actually liable for fradulent claims. Airbnb provides 1M in liability insurance to discourage lawsuits, but even that may be insufficient. It is sad that Booking.com has not solved for this with a 3rd party provider that we can buy in to.

booking.com is useless. absolutely a bad choice if you are a home owner running a short term, not the hotel company with front desk that you can deal with guest credit card deposit and face to face. donot choose booking.com. the guest from booking.com is not exact quality .   The apartment was damage, thief by the guest who is  cirmial, report to booking.com, but booking.com did not willing to take any responsibility , just asked me to  contact the guest directly. bookig.com charges the high fees and  has do nothing to help if your property got damage . But airbnb and varo has the host protection., my apartment got one case, Airbnb pays me back good compensation . and with booking.com, in other case , they said , sorry we cannot help you more than waive the commission fees. So  after few calls, I terminated my listing. dont ever use booking.com . you donot know who gotta living in your apartment, if you are not a hotel that can keep the guest credit card as the deposit. suggest you stay away booking.com
