Payments

At the moment we are being paid once monthly, however, in our settings for our 3 properties we are set up to be paid within 10 working days of guests checking out. This needs to be corrected. This is causing significant cash flow problems for our business.

Customer references are ***, *** and ***.

If cash flow is a problem, use AirBnB - they pay out the day after the guest arrives .....

Thanks for your note. We do use them too but we are getting an increasing number of bookings through Booking.Com. I am just annoyed that we have set payment criteria up on the system to be paid 10 days after the guests have left. What I object to is this system not working and being paid more than a month after the guests have checked out. 

Unless Booking.com come back to me with a solution I will need to reconsider the platforms which we use. They are also now charging an additional payment charge on top of their administration fees.

That's just the way BDC works .... they think they know better than all the other OTAs and they have no respect for hosts .... we set up with AirBnB / TripAdvisor / HomeAway and Booking.com so bookings are spread between them ....

We are exactly the same as you with those 4. I have just been doing the books and the current position shows we are owed more from B.COM than the other 3 put together and the trend seems to be continually moving to more bookings from them. I find the dashboard fine to use, like I say my only gripe at the minute is the frequency of payments. The system says 4 payments a month/10 days after guests have left so I don't expect to be paid once a month!!

A few good reviews on the other OTAs works wonders for getting more bookings through them .... and people can post reviews on TripAdvisor even if they haven't booked through TripAdvisor .... use the "Collect Reviews" button in TripAdvisor to contact guests who booked through other OTAs .....

And don't forget to leave info in the rooms asking guests to post reviews on TripAdvisor .....

Another tip is open up on other OTAs for say 12 months in advance, but only 6 months in advance on Booking.com .... that gives you time to get bookings in via the other OTAs before giving Booking.com a chance ....

I agree.  It is frustrating that BDC charge extra to process but then take longer.  But the majority of my business comes through them so I go with the flow.  However, I have increased my prices by a small amount per night to take this into account.  I was initially doing just cash because BDC didn't process payments here at that time.  But I got a lot of late cancellations and no shows so, again, it is a balance.
