Your advice needed - negative guest experience and refund related

After messaging a guest yesterday ,I was left waiting for 4 hours  waiting for them to check in,

I went for dinner at 7 left the house open and lights on,

the gust called me at 2045 and I said it was open and I would be there in half an hour to which I received a tirade of abuse that it wasn;t good enough and I should be there etc

Iam not prepared to be spoken to and suggested a refund if he was not happy,

He then blamed me and sent a load of whats app messages where do I stand?

Regardless of  the events above, theres no excuse for that behaviour, even if the property is subpar by any reasonable standard.


After you made the refund suggestion was he to leave and find another place and the nbe refunded?


or were you letting him stay and then refund?


Where you stand is , either he stays and pays or leaves and refund.


I'm very curious to see the photos on the listing and how much it is to book to make a fair base line.
