How do you manage "minimum advance reservation" for homes or apartments?

As a private apartment, the logistic cost of last-minute reservations can be a challenge.

Generally, I use a conservative "minimum advance reservation" to ensure that I'll have sufficient time to prepare the property so that guests have a pleasant experience.

However, would also like to be able to be flexible. In some cases, I've found myself making the "minimum advance reservation" shorter, as time gets closer to e.g. a key weekend. (As a private residence, my property is only available a small number of days each year). I'm willing to compromise on that, but would prefer to set a higher price in that case (to balance the logistic cost of last-minute preparation).

Are you managing your own small property? How do you use the "minimum advance reservation" ?

I set mine for 1 day simply so I have time to respond with my check-in instructions.

I previously allowed last-minute, same-day check-ins since my house is immediately cleaned and staged after each guest, but one time a guest arrived within an hour of making the reservation. I had to scramble to get her the key codes for the gate and house door and process the payment over the phone. It was stressful.

I feel I can offer better customer service if I give both myself and the guest 24 hours to ensure things go smoothly.

I think you have to be slightly cautious about last minute bookings.

Three times I have had this, processed the card, provided access details and 3 days later they cancelled the payment through their credit card company claiming payment was fraudulent etc etc..perhaps they were using stolen cards but I was £1500 out of pocket

I manage a few apartments in Central London and have experienced this a number of times. As result we have now decided to have all last minute bookings paid on arrival. And, for those booked in advance, we ask the clients to use the same card to secure the damage deposit - done as preauthorisation. Since we applied all these we dont seem to have had any issues.

My situation is different as I do not see any of my guests....not on site...keycode entry...so perhaps I just cannot take last minute bookings Thanks though

I do exactly the same as Bianca in Belfast City Centre and do not have any problems. Bookings can come from cancelled flights, cancelled accommodation or guests wait to book on spec.
