Our biggest property, Crystal Springs Mountain Lodge, is located in Mpumalanga near the historic Pilgrim's rest and features stunning views of the Gorge, Valley and Mountains. We have a holiday home near the coastal town of Hermanus, South Africa. Although we've rented it to many friends and family over the years, we've just listed on Booking.com and we're still finding out how to get more bookings.

Hermanus is popular for its tourist-friendly wineries, great restaurants, fynbos hikes, white-sanded beaches, safe surfing spots, land-based whale watching and, of course, cage-diving with Great White sharks.

The house is in the suburb of Onrus. We named it 'Festina Lente in Onrus' which is a play on the old Latin adage 'hasten slowly' – with a slight twist, as 'onrus' paradoxically means 'little or no rest, even unrest' in Afrikaans.

We invite one and all to relax at our home while exploring the treasures of the Overberg area. And we look forward to learning some hosting tips and tricks here on the Partner Forum.

Hello my name is Pam,

Myself and my husband Mark have a small B and B in Nazare, called Tipping Point North Beach Nazare on the Silver Coast of Portugal. We live 10 minutes walk from where the biggest wave in the world was surfed!

Nazare is a popular Portuguese seaside resort and during the summer months is very busy. The visitors mostly come from Portugal and France but lately there are more people coming from further afield to see the famous place where the huge Atlantic waves have been surfed.

The huge waves are the result of the difference between the Continental Shelf and the deep underwater canyon. The sudden depth reduction leads to a shoaling effect on the wave (reduction of wave length and increase of wave height).

We have been here about a year and signed up with Booking.com once we got our AL License and once we finished renovating the property. Bookings started to come in in February this year. So far so good. Each month we are geting more bookings, especially now we have a rating score and good reviews.

Im new to this forum but have been with Booking.com since Sept 2015. The Black Bull Hotel in Lauder is in the Scottish Borders. The Scottish Borders is less well known than the highlands but has just as beautiful countryside and historic buildings. Our Hotel is over 300 years old and we have been renovating it since we took it over - still a way to go but slowly getting there. I have to say I would love to visit everyones property they all sound amazing. Maybe we should do property swaps :)

Looking forward to reading more on this forum - just found it. Have not had much time to spend browsing since taking over as its been so hectic.

There are a number of restaurants and places of entertainment, including the Bob Marley Museum. This area is also the gateway to the Blue and John Crow mountains for persons who are interested in hiking.

Wow! A lot of South Africans I see here.

Life on 3rd is based in Johannesburg, South Africa. The city of gold consist of beautiful historical landmarks, a theme park, various bars and restaurants and a diverse group of people which I love.

The hospitality industry is quite interesting...seeing as where people eat and sleep, a whole different side of them get exposed. I have learned so much in the 9 months working in the industry and I am so thankful for the many different set of skills I'm developing.

I'm new to the forum even though that I am for years with Booking.com as the owner of the apartments and also as a customer who travel a lot using only Booking.com. At the moment as a customer I am very satisfied when I book the Hotels and apartments through Booking but I am not satisfied with the numbers of booking that I have at the moment with them even though that my present Review on Booking is 9.8. But in recent time it's getting better when I allowed discounts to Genious guests and increased the commission to Booking.

Apartments Wish Montenegro are situated on the best location in Podgorica on the bank of Morača river, just a short walk to the City Centre. They are very cosy, sunny, immaculately clean and tidy. Consists out of an open space living room, fully fitted kitchen with dining room, bathroom and French balconies. All apartment are with the view on Morača river. Nearby Amenities: Bars & Restaurants, Coffee Shops, Night Clubs, Supermarkets, Shop/Grocery, Polyclinic, Fitness Centre/Gym, Bank, ATM, Police station, Bus Station, Pharmacy, Taxi, Amusement Park, Playground… Amenities: Wi-Fi internet, cable TV, parking, underground garage with security cameras, air conditioning, flat screen TV, washing machine...

I have enjoyed reading your story and am a bit overwhelmed as a newbie to this whole venture. We have a 2 bedroom suite for short term letting in Gympie, rural south east Queensland, Australia. We love people, travelling and being around travellers, local and international, so are really looking forward to the experiences we will have with this.

I haven't found Booking.com easy to navigate for listing but hope the forum will help me iron out some of the hiccups we are experiencing.

Hi All

New to Booking.com and finding it difficult to navigate.

Please give advice on prepayments in order to secure bookings - it is setup but the system keeps telling me I need to obtain the deposit from guests and cannot cancel the booking if they do not pay the required pre booking fee - how does this work?

I am new too and having the same problem with prepayment. It is there in my policy and although I have informed the guest by email I have had no response. At this stage I don't know whether to expect them or not. There is a number given to contact local booking.com agent, so I think I will try that. However I don't know if its a 24 hour service.

Same. I emailed my guest to request a prepayment via direct deposit but haven't heard from them. I have only realised (doh) that direct deposit for payment is only convenient for local bookings but not international. Even though we haven't had anyone stay yet, I am going to use the Square CC reader system as I'm not sure anything else will work and want to be able to charge within the limits of my policy and to at least ensure some form of payment.

If you have any feedback from your conversation with Booking.com or find another solution, please post as it seems to be a common issue.

I have had the problem with guests that book my place but when I contact them there is no reply.

I have even called them from all places around the world with no success. I then end up having to call Booking.com, be on hold for hours and wait days to have the reservation removed.

I have requested to booking.com may times that they must give owners control of their own reservations. I am sure I have lost reservations because someone is sitting on my calendar as reserved and not paying.

I have not had this problem yet but I just signed up for electronic payments from booking.com and even though the guests are going to stay in my house in August, they say that I will not receive my funds until end of October. So I have to incur the expenses of having this guests, who have already paid, while Booking.com gets to use my money for over three months. This sounds like a scam.

Tree Tops is a homely bnb in Bridgend just 3 miles from stunning beaches in the South Wales coast. However my experience of guests have not been good. Many are lovely and give me great reviews. Others give me *** reviews that are downright lies! Sadly this has resulted in my ratings going down even though I keep my bnb spotlessly clean and do everything I know to make my guests happy. I am getting very discouraged by all of this. Any suggestions?

I am Gisela Wullschleger. I spent a year renovating the property I own Worcester, and during April 2017 listed it on Booking.com. It was wonderful to welcome guests from around the world and South Africa to stay in the four apartments we offer as self catering rooms. The reviews have been good, and perhaps the years of helping my Mom with her Bed and Breakfast in Cape Town, have contributed to that! Thanks Mom! We focussed on keeping the finishes easy to clean, and making sure that the decor is "timeless". I have a generous heart and love to see people smile, so the hospitality industry fills my days with the most enjoyable work!

I look forward to travelling one day, to see some of our Partner's places, but for now, the Booking.com website is satisfying my wanderlust!

Thanks Cassid for your encouragement. I was in tears after the first horrible review. Sadly, many of my guests who are really happy don't give a review. This world is prone to the negative unfortunately. Its easy to criticise. I always try to find something good to say - if not then I don't say anything. Its what my mum taught me. Anyway I am going on with it as currently its my only income source.

You are absolutely spot on Cassid. My first terrible review was because they assumed I was an hotel. They didn't read the description or look at all the photographs which clearly showed I was only a small b&b. So I got 2.5 on everything!

I to and struggling quite a bit setting up my property on booking.com....so much easier to do with Airbnb but I am keen to explore other options. You can see my listing at #BestofBothWorldsFamilyholidayhome on Airbnb and not far from you Lawsons retreat....would be very keen to hear from other properties in Australia, organising credit card payments is a nightmare but I'm determined to work it out AND is anyone using http://ststays.com/ or similar? I agree, far easier on Airbnb and they take 1/4 of the commission but having said that most or bookings come through booking.com.
The payment system through BDC is difficult and some of our guests wondered if they were being scammed because BDC takes their cc details but we can't see them. I subsequently contact them for payment and they worry they're being charged twice. - very difficult.
We use both direct debit and cc. One the free cancellation period is up I follow up for payment. I have found using Square has made things so much easier. You lose 2.2% but it has made securing payment more streamline.
I listed with flipkey but am concerned about having to many calendars to manage. I know you can import them, but have read this is not always successful and the need can be challenging.
I hope you get your payments sorted and best wishes with it all.

Owning and operating guest accommodations is new for me, brand new. My background was franchise marketing, mainly in the American food and restaurant industry. Plus business consulting and development globally.
I've done a lot in my life and met many people around the world. From top 100 business leaders, to small business people who started in their garage and are still growing. But, I've discovered one thing usually in common with this wide range of friends and business associates, that is... when it comes down to it, people are people.
If you put them into a friendly, helpful, and clean environment, they all he get along.
That's the first thing I feel makes us different. From deluxe rooms with walk in closet, huge bathroom and view of the sea. To shared rooms for lower budgets and the desire to meet new friends. We even offer oversized, 2-man tents for those looking to enjoy nature first hand.

Oh yeah, the 2nd unique thing about us, we're a private island surrounded by coral reefs and a very diverse sea life.
If you want to talk about extreme challenges opening a new guest accommodation, try doing it on an island. Water, electric, internet, trash, guest transportation... the list goes on.

We're Nici Island, located in Palawan, Philippines. I'm looking forward to chatting with many of you and I'm happy to share the challenges and offer advice where I can.

Wow so many new Booking.commers.

My name is Heather and our units Castlecroft Too are named after the road my grandmother lived in for 54 years in Scotland and where I spent many, many happy years.

We are based in the Gauteng Province of South Africa and started this business as my husband had spent 9 months unemployed. It took a little while to get into the swing of things and I am constantly finding something new I should have done on the website, but to date we are ecstatic with the response we have had and intend to keep our level 10 rating.

I am an Aussie living in Hakuba which is in the Japanese Alps with my local wife. We built two nice apartments last year and are currently constructing another two. During the summer we hike, mountain bike and cruise around on a Harley and in the winter we ski and snowboard. I also have a cafe/bar which is a lot of fun but also a lot of work. Will keep the marketing to a minimum and just post a pic of our view from the apartments. Thanks for having us here!
