I have been using Bookings.com for about 2 months.  Its been quite frustrating.  hard to get help, and the web site is confusing to say the least.

 

How do I get help?

I cant even find an email to send my questions or issues?

1.  How do I create a 3 night special (any days of the year) at a discount price than my regular daily price?

2.  On Holidays, I get double bookings as I am listed on other sites.  Is Instant Booking a must?

Firstly, to prevent double bookings, you will need to block dates out manually - if you getting a booking on AirBnB, block those dates on Booking.com, and vice versa. There is a calendar sync, but Booking.com calendar sync is broken so you still have to do it manually.

 

When you set the nightly pricing in your calendar, you should be able to set the minimum number of nights for each date / period - it'll be at the bottom of the right hand column where you enter the price etc. Seriously consider ticking the non-refundable option too.

 

To run a discount, you need to go to Promotions in your Extranet. You can set a custom promotion for any nights. Some properties might also have multiple "rate plans" under the Calendar in the Extranet. There is also the Genius program. Be aware that if you run multiple promotions, especially of different types, they can stack - so if you offer 15% off under one promotion and 20% off under another etc etc, you could be renting out your property for peanuts. I only run discounts for near-time availability - so if a property is not booked next week, I'll run a promotion for next week only ....

Thank you for your reply.

1. On busy Holidays, there is just no time.  I may get an inquiry from Expedia, and and hour later from Booking.  And, I I accept any, I have to give them a day to make the payment, so again, I am now stuck with double booking. SO WHAT DO I DO?  JUST CANCEL BOOKINGS, AND PISS EVERYBODY OFF?

2.  I only do non-refundable.  Yes, I can change the time limit, but what if I want to give the customer both option.  Rent for 1 day, or get a cheaper price special on a 3 night deal? HOW DO I DO THAT? I want my  3 night special to run all year long.  Not for any specific date.

We use multiple OTAs. If someone books on AirBnB, they have to pay at the time of booking. With BDC, we use Payments by Booking.com - again, people have to pay at the time of booking. We don't give people time to pay - it's always pay at the time of booking and first to pay gets the booking.

 

We also use the calendar sync, although it doesn't always work because of bugs in the BDC system, so this can help prevent some double bookings. We manually block dates out now to make sure we don't get double bookings. This is something you'll just have to do, even if you're busy.

 

You can set up a custom promotion using any dates. This gives you the option of setting a minimum number of nights for that discount.

Question:

Currently I have a 1 night minimum stay. 

I would like to be able to change that to 2 nights minimum, but only on Holidays.

Can I do that?

When you set the pricing in the calendar, there should be an option for minimum number of nights - you can set different minimums for any nights

Ok, please be patient with me.  That last part I do not see.

1.  I want to have a 1 night minimum all year long.

2.  Only Christmas I want a 2 night minimum

How do I do that please.
