Real Estate Investor, love the furnished model!

Hello Partners!

My husband and I are real estate investors in Victoria BC Canada and added a furnished rental to our portfolio in September 2018. In addition to building new homes, we have another 10 rental units. We absolutely love this model! I have been blown away by the spectacular appreciation shown by our guests, a welcome deviation from our long term tenants who often seem to resent our status as landlords.   

As with our long-term rentals, we always strive to go above and beyond, and include little niceties in our unit - local soap, shampoo, condition, lotion; local treats - like bagels, wine, coffee, etc. (though not all at once and not all the time). This earned us a remarkably performing suite in a short period of time.   

What tricks have you employed to help your listing “stand out from the crowd”?

1. No surprises,  simply tell it as it is.

 

2. No frills, basics provided . Set expectations 

 

3. Photos of everything since people are inherently lazy and wont read text past the first 20 seconds of seeing the page.

 

4. Streamline as much as possible. Use templates,  use short non winded sentences, so auto translation works better.

 

5. Employ home automation to conserve energy, access control,etc.
