Notifications are awful. 
When I write a reply to a thread/post, I receive a notification for myself. A lot of spam in my inbox.
No preview of the written post in email. 
When I click on a link, I basicly have to search for a recent post. 

Quite annoying and basicly it's forcing you not to participate anymore.

pibomarco long time no see!!!!

 I have exactly the same problem... it’s difficult to follow conversations and especially can’t find posts that interest me.  To tell you the truth I am lost...I feel like a dummy!!! 

I cant find my friend partners...and I  am so sad...

i think the sun has mashed my brain!!!

I am also lost, though I closed reservations for a property of mine, the system still accepts reservations and irritates customers, they they it is our fault not to include changes in our calendar, i wrote several feedback, it is also hard to contact the management team to ask them how to delete a property

YUP!

This new format is bug-hell, I've notified them of more than a handful in another thread but nothing has been fixed.

Search is almost useless, cannot find many posts I know exist somewhere, even when I remember the thread name exactly.

All can see that postings have dropped like a stone and it must be due, in a very large part, to this clunky, unfriendly format. It will really scare off potential new members too.

I have persevered to use it but it really is off-putting, it's like hard work and unfixed is doomed to silence.

I did start a thread a few days ago suggesting that we need to be on proper, independent forums that are more user friendly .... something like the phpBB forums ... (google phpbb)

Hi Ilaria, I am also lost like other users, I closed my calendar for booking, but it still is open for booking, and people continue booking my property, which is not available for rent now, please advise me how to delete my property since I do not want to frustrate consumers. thanks, Muhiddin

Hi,

If you go to extranet under rates& availability tab. It should let you choose the minimum stay of each type of rooms on any day of your choice. Glad to help.

Hi Ilaria!

The searching in Community is very difficult.  It gets me dizzy!!!

I think fluff or pibomarco have commented in another thread that the problem is in email notifications.   Email Notifications should direct us to the reply itself and not to the thread because we have to search the entire thread to find out the recent reply....

As many partners have difficulties in this field please report it so technical team could find a better solution.

 I am new in the community I also have airb&b and homeaway. Booking is ok the only things are the payouts .when do they arrive? I read that they get in after the guests have left but I still have not received anything.  I wish they would do like airb&b and the others.As soon as the guests arrive you get the  payout.

This is a big inconvinience

Welcome to the community! The standard BDC payout is on 15th of the following month. If a guest arrives today (9th), you get paid on 15th of next month. You can choose to get payments 4 times a month, but there are extra fees to do this.

But did you activate feature "Payments by Booking.com"? Or did you just enter your bank details and presumed you'll get paid there. If you didn't activate this feature you need to colect payments directly from the guest or by charging their credit card. Depends which payment method you choosed under your policies.

My appartment is in a residence with other people and we use the appartments only as vacation so nobody receives mail there.

is there another way to receive this code?

Another thing they have made a mistake in the address I have told them many times but they want a utility bill. I cannot provide it because it is a residence with other people who only live there for vacation The utility bill go to the general manager in his office not there.

You can send a message to BDC from your exranet to ask for Alternative Verification. They will want to do a video call where you enter the property and they check it is the same as your photos. You will need WiFi to do this.

 

If this method is not available, the next option is to get 10 reviews on another OTA like AirBnB and then ask BDC to verify your property. They will phone you and ask you to log in to your AirBnB account and change something like the title to prove it is your listing. Of course, it can take a looooooong time to get those 10 reviews ......

Hi,

If you are using Booking.com Collect for payments, they will pay you for all checkouts in one one calendar month on the 15th of the following month.

There has been talk of obtaining a video call with BDC to verify your code, unfortunately the search here does not work well and I cannot find those details.

For the utility bill, in  the countries I've lived in, the address of the meter is also stated on the bill along with the billing address. Granted, all countries may not follow this format but it's worth double checking.

Are you saying they ask for a utility bill?? Here in the UK, I have the Land Registry documents to prove ownership of the property, the utility bills, the insurance certificate to show that it's a genuine holiday let with public liability insurance, and many other documents to prove ownership etc. BDC refuse to accept any of these documents, even though they are accepted in a Court of Law in the UK!

 

Strangely, BDC think their alternative verification by WiFi call is more suitable. Anyone could rent a place for a week, take photos and set up a listing on BDC and then ask for alternative verification, and hey presto, they get verified!

registered my property on booking.com more one month ago and it is still under review. I received email which says our property is not on search engines like Google, Bing and Yahoo.com.Our business is now registered on these search engines but still my property is not listed. Need help urgently.

Hi,  I am new to the community.  Didn't know we had one.  Not new to Booking.com.  Love them!  But, there is room for improvement!   I am having problems with the ratings names.  Specifically the "Room view"  What does that mean?  What view?  In the room or outside the room? 

A lot of my guests think it means whats in the room.  Not what they see out the window.  They are finding it hard to understand.  They think it should be worded:  "Room Decor, Furnishings,  They don't understand what it really means.  I have tried to explain that Booking means "Look out the window and what do you see"  That is the room view! 

Since it is not specific, they don't know how to rate because they don't understand and give it a lower score.  One rating I got was a 2.  If you go to my website, you will see that I rate a 10, not a 2! 

This male guest was so apologetic when I pointed this out.  He said what do I know from bedspreads and curtains. They looked okay to me, but not a 10.  But again, he said, I'm a guy what do I know. I asked him to look out the window and give me a rating.  He said:  A 10!  Outside is beautiful!  Anyone can see that!

I rest my case.  Anyone else have this problem?  Please let me know, I feel cheated on this.

Hi simply click on calendar,  then the date and on right info pane increase the room count and or enable the availability.

Hi to everyone. I am in Athens, Greece and I have been receiving bookings from Russia, Ukrainian, Georgia( Islam names), Turkey and 4-5 from S Arabia lately that they are a scam, I mean they have no intention on coming. They never answer the phone, never right the time of arrival or send any deposit. I cannot cancel some of them because I had no prepayment needed at first. I was receiving bookings one after the other.

When I changed my policy to prepayment I have received much fewer bookings but still the same thing, no payment sent, no message, nothing.

one booking was cancelled 5 days later and she booked back the same dates right away. I had to wait another 2 days or so for the cancelation.

Do you receive bookings like this? 

Why do you think people like that make bookings? I believe they do it to get a visa from their country. Any other idea?

I don't:


- set your policies strict or non-refundable

- activate "Payments by Booking.com" if available in your country

if not

- get yourself a POS terminal or a 3rd party to be able to charge/preauthorize credit cards

- activate "Online Payments by Booking.com" by charging their virtual card

- if none of the above, mark under the policies that prepayment/deposit is required. You personaly send the bank details with a deadline to the guest, and if they don't respond you are able to report and cancel their booking in 24h.

Why? Probably for Visa (although usually the property must confirm and sign the documents/confirmation for the purposes of Visa). Probably they get better last minute offers or they aren't sure about their trip, and they make bookings for just in case.. etc..

Hi. You go to your calendar, click on the check-in date and on the right side a box will appear with the date you have clicked on and a small calendar. Click the check- out date on that small calendar and then underneath that you will see a box that says: available block, click on block, and then another box will ask you to write a private note which only you can see.

Dear Partner,

I am new here in B.com and my listing was just live 3 days ago.Please I badly needed help as per below:

1. I received an email form B.com stating "Kindly be advised that your property is currently set-up to pay by credit card when paying your commission invoices" do this mean that I need to register a credit card as ways of paying B.com for their commission? If so, where I can find this part of registering credit card as they payment mode of my listing is Bank Transfer.

2. I have no credit card but I will be using my sister's credit card. Is this applicable in b.com's policy.

3. A client paid for her booking via bank deposit, how can I pay b.com for their commission as they have not submitted me their invoices.

Changing the name of the listed apartment

Hello, I really need Your help. As a new bee, I have a huge problem. My place is a Villa, and there are three apartments in it. Somehow, those apartments are listed as villas also. Booking is not giving me possibility to change the name villa in to the apartments. So, now, I have one villa with three villas in it, which is absurd. The reason Booking is not allowing to change the names are 2 reservations, one for May, second in June. In that case, Booking wants us to write them a message, which we did, but there is no answer. What to do, please? Thanks in advance

Hi All!

I have just listed a place and need some help! First of all there are two listings and only should be one. I can't figure out how to delete the first one. 


Second of all its a remote location and Booking is sending confirmation to the address for which there is no mail service. Can I change the address to the owners residential address? 

Lastly, how do I change the main photo and how do I preview the overall listing?

This is not right ! Real estate company (not agency) declared and installed, working under principal (establishment in our name) or under monthly invoice (with name of the owner). We have been working with Booking for 3 years, between 12 and 15 k€ of annual income for them, always paid since they are the ones who collect customers. Never a problem, a payment incident. Average between 8.7 and 9.7 out of 12 establishments. For explain the context.

A new owner contacts us. It is Morocco, it is "different" and by some aspects, "complicated". With this owner, BEFORE working with and possibly taking back his account, on a simple phone call we learn that this owner is in default of payment (a consequent sum). We refuse to work with it.

The week goes by, we take back four apartments. Problem with Booking, not to say who , what, how.... we are asked to wait by talking about 4 to 5 days. My wife takes back 3 apartments in the same village, always standard, with papers, operating authorization, certif security... Same thing, no sign up. It’s been 12 days, x phone calls.... In fact, they have us associated with the owner’s account and literally "blacklisted"!!! only with 1 phone call, for check there is no problem. We have problem with this owner because i insult him because he don't pay his debt !!!! It is impossible to speak with a "superior", we know the schemes and things outside the legal framework, but there, without mercy, without respect, even outside of us, housewives, drivers, taxi.... And the irony of the story? Because of their ban, we bombed Airbnb, Expédia, Tui Villa, Abritel.... Incredible

Rellay, sincerely, be careful with Booking.. don't try to work long term or try to create something !
