availabilty of my apartment

I've added my apartment but it shows that the dates are unavailable meanwhile there are just some which are unavailable and the rest is ready to book. Also the question is if the guests pay whole the amount of money via booking and then booking transfers me money, so the guests don't have to pay when the arrive?
