Just few days ago I opened new destination. Now we have 3 in booking.com. We started to get bookings immediately but the system don't allow customers to book "non refundable" rate. Now I had to close all days to avoid more booking with standard rate because customers are asking why they cannot choose the lower rate.
Sounds like you haven't set up the non refundable rate in the new property.
Check this using Rates, Calendar - open in List View and open on left to see rates that are available for the property.
