Property made up by two single subproperties.

Hello, can Booking.com manage the following configuration? If yes, how? If not, is there anything I can do to reach the desired configuration or I should just abandon the idea..? (and maybe just add it to the description...)

 

My main property is as such:

- Guest House 1, with room 1A and 1B. 

- Guest House 2, with room 2A and 2B.

 

All 4 rooms are for 4 people. (My total property can hold up to 16 people)

All rooms can be booked on their own.

 

I would like to make it possible to book the "whole" guest house, and in someway automatically disable the possibility to book either the single rooms. Also, if either one of the rooms is already booked, I would like to disable the possibility to book the whole guest house.

 

What would you do?

So after digesting that, there are two scenarios:

  1. All as one dwelling with 4 rooms for one single property
    1. Typically here you would simply goto Property > Rooms and add one room only set occupancy as 16 ; and add photos of all rooms, being the simplest.
  2. Indiviual room bookings
    1. Again Property > Rooms add four unique named rooms ; set occupancy as 4; add photo per room

 

The issue as I see it is you cannot have both scenarios without alot of manual work.

 

Example if someone books one room for say 3 days and then someone else wants to book the entire property for 2 of those 3 days, it is blocked by that one single room booking, and vice versa.

 

Personally I think you just need to make the decision to do one or the other there is no ;have my cake and eat it too' option.

 

It would make more sense to maximise bookings by going with scenario one which is:

  • One Property - One listing
  • 4 Rooms , 4 people each.

 

I believe there is a way to discount for groups, just cant think of it right now. It would be called occupancy rates.
