guest do not read
Guest only read first page when booking and dont care when they arrive late even if you have a late notice on there booking page which i get a lot
they do not ring ahead if they are going to be late and expect us to be up, past 10 pm now that put us in a lot pressure as i am up at 5 am to start and dont get to bed close to 12 dame long day when it is only a husband and wife team and we do all the cleaning, and any repairs,also the wife has a broken arm which leaves me
if they rang ahead we can arrange keys
and they still want you to smile

Yep you should try prioritise the order of info on the auto messages so the first one starts with:
" READ everything otherwise you will not be able to check in" or something to that effect.

Yeah, try working with pictures is my solution.
Photo's with words in it. Like a doorbell with words: no arrivals after 9 pm or arrivals after 9 pm via .....system. (you choose)
Or a photo that contains enough information that guests get the message. If you are not creative yourself, ask someone to help you out, since there is the copy-right issue.
Photos people look at, especially the first five or six.
And auto messages are great, but do guests get to see them before they book? Because that is most crucial.

my site has all the info they need even on auto message its one type that choose not to understand one phone call from them and this can be fixed but they dont
That is annoying!
Your hours of sleep are important.
And this is the big difference with a hotel, where people can drop in till late.
If you have a special lock with numbers, then that would be the only alternative. They have to open up their phone to know how to get in.

A big problem for all of us...that’s why booking.com suggests that we should have self-check in... to avoid difficulties with late arrivals...
For small properties this means extra cost but is a solution if you cannot wait for guests to arrive when they please...
