Our rental property only accommodates 2 adults and no children and 3 adults and 2 kids have arrived!

Our rental property only accommodates 2 adults and no children and 3 adults and 2 kids have arrived! We only have one king size bed and have said we can’t accommodate them, but they are insisting on staying. They have booked for 2 nights, but we have agreed they will leave in the morning. I’m concerned as they weren’t very happy and argued with me on the telephone and now they have left every single outside light on (there’s quite a few) and I’ve asked them to switch the outside lights off if they’re not using them. I’m assuming they are being unhelpful as I didn’t allow 5 of them to stay!  I am concerned about how they are going to leave our property

You made the big mistake letting them in. They had no right to stay as you can only accomodate 2 persons. Booking.com is no help in such situations. As they stayed anyway, they are eligible to leave a review. You can expect a bad review, even though you were generous to them, granting them basicly a free night for the other persons.

The correct procedure is: 1. Take a picture of the people, document everything via the booking app (do not use whatsapp, etc.) 2. Call the police. 3. Do not let them in by any chance. Your description on booking is clear. Whoever ignores your basic rules is in 99% of cases trouble makers.

Only if you follow this procedure, they will not be able to leave a review. 

I apply the same procedure for unannounced late ckeckins, for people with dogs, for drugged people and for additional guests. 

It is your property. Do not let others change your set rules.

Thank you. It’s proving hard to get rid of them! I should have said no in the first place.
