You need to decide if you are selling a home or a business. If you wish to transfer the business then you must list it as a business, or investment property for sale. Do you have a broker, or are you attempting this on your own? Where in the world are you? Also what are the rules of your area regarding this business? Must one occupy the apartment too? Have you been paying business taxes and declaring all income? How will you value it? See these are two different animals. Selling a home is totally different than selling a business. Shay

thank you for your note . The issue is very simple and not complicated . I am living in Krakow Poland . I own the apartment and registered as home owner on Booking .com and other channels on a private way . I am paying tax on my income but I cannot say it is a business as I do it with one apartment only. I am about to sell the apartment and the buyer wants to do the same with the apartment . The apartment has an excellent reputation and it would pity to let him start with the reputation trip from the beginning . Is there any way to keep the apartment reputation on booking.com when the ownership is changing ?
I am selling our hotel in Costa Rica and the idea it is transfer the bussines and the name of the brand, Took me more than 6 yrs. with bookingcom to reach our reputation up to 9.0. So must be easy to transfer all this experiences to the buyer.
the question is how to do it?
Very much if we sell the name of the brand, to transfer the account with the OTA's , you just change the name of the account and owner.

I would think change the email and change the banking information if booking collects your coins. I process my own payments. It should not be hard. I certainly understand wanting to sell. Can you not find a person to just clean for you and earn the income while you are somewhere else? Would you make more money selling?
I would as I sell it with an excellent reputation and my buyer wants to continue and he pays the price I want. As to myself I look for other investments.

many good thoughts here, but thus far I haven’t found the specific answer to the question. The „hypothesis“ that it „must be easy“ is not quite what I’m looking for yet.
I have actually bought an apartment, and the sellers ran out existing bookings for us and transferred the income to us as agreed minus a small commission for their troubles.
I am registered for tax already in the country where the property is located and will also report income in my home country which has a double taxation treaty. I’m in the process of registering for government tourism levy etc. so don’t need further info in that area...
I just need a simple technical instruction for either the buyer (me) or the seller (and this is the conversation stream I found around the tropic) as to how to transfer the existing listing without really any changes in the advertisement but of course some changes regarding owner identity and address, bank account, seasonal pricing, in-/ exclusions, possible restrictions etc.
Many thanks in advance if anyone can address those questions or at least get me started.
