Help and advice needed

Hi can anyone advise?   We have had our B&B on Booking.com for a while and all was going very well, however, we have 3 rooms to sell on the site.  We keep getting 4 or 5 rooms sold and we do not have them to sell. 

We have been putting people in our son's room my and my dressing room, having to depersonalise them before people stay.  For example, we have a twin room and double room booked with one set of guests and 2 double rooms with another.  I am having to cancel guests but I am not sure what to do about this.  Tomorrow, it looks like we are having to book my son's room out again.  Please advise thank you.  3 rooms are listed only!!

Hi Denise,

This situation is very frustrating!!!

I think you should call your local BDC office and ask them to fix it for you…

Canceling reservations means you might have to pay charges so be careful!!!

Yes, frustrating indeed. we are already getting charged for cancellations and it is not through us.  Where is the local office to contact? Thanks

Hi, I am not getting anywhere with the link. It just says if double booked we have to honour it.  There is no one to email or talk to!!

Hi, 

I found a contact number and called this morning.  Spoke to a pleasant man about guests and he was genuinely, sorry about the situation and cancelled someone we could not accommodate.

He could not help with number of rooms and out me through a colleague who told me to look at my calendar, which I did.  She said there are constantly, 2 rooms available on each room.  When, I looked I could see this was the case on 'sold' rooms.  She told me I did that.  I replied that I have only ever put 1 room in and in all cases have only seen 1 unit available for each room.  She insisted it was my fault as I have put 2 units available under each room.  I told her that is not the case and it must come from elsewhere.  She told me I am not paying attention when, there are 2 rooms for each unit and said she is looking at rooms available on another date.  I looked at the date and as usual it says only 1 unit available on each room type.  She kept insisting it was my fault, was very rude and abrasive.  I was not getting anywhere so I hung up.  I called back to speak to another agent who hung up on me, even though I was polite. 

Not happy at all as the units are going through as 2 rooms after being sold

Go to you calendar. You may find that the amount of rooms is 5 rather than 1 for each room.

Booking.com was set up for hotels - a single building with multiple "rooms"

When you set up a different type of property, BDC asks you how many "rooms", as if the property you set up is always a hotel.

Even when you want to list 3 separate rooms in one building, Booking.com still treats each of these "rooms" as a "building with multiple rooms" .....

So, if you list an apartment with a living room and a bedroom, and you say "2 rooms", Booking.com treats this like a hotel, and assumes there are 2 identical apartments in the property.

Hi Denise,

 

So its as simple as 

  1. Property menu > Room details (other property types rename this to Room Layout)
  2. For each Room Type created as a type, that can have an inventory count of 1 or more for that type
    1. e.g. Double room, Single Room, Family Room
  3. For each room type set the inventory count for 3 double rooms, 2 single rooms and 1 family room.
  4. open the Calendar - list view mode

hi denise.    your house in 1 room.  by the sounds of it. 

but you can have 4 ppl stay in 2 rooms..?  

look at the numurkah apartments and see how i set that up. 

it might help you.    takes a bit of practice to get it right. 

so set the pricing based on the number of people staying.
