I want to CANCEL my property on Booking.com _ I want OUT

I need to get OUT of this and can't find how to cancel my property (I am a host).

The rates for the property were decided by Booking.com _ I was not asked.

They took the same Airbnb rates but they charge me the whole of the admin fee, so I am earning much less. When changing the room rate the calendar is not taking my instruction.

Guests do not communicate back to me when I want to follow the country's laws _ I cannot host people that defy the present laws.

Sergei, thank you for the reply. And if I want to correctly price my accommodation, unlinked to the price on Airbnb even though the calendars are linked, how do I do that?

I'm sorry that there have been issues linking your calendar with Airbnb. This linking of calendars is supposed to help you stay on top of all your reservations and avoid double bookings. We recommend both exporting and importing your Booking.com calendar. That way you can manage bookings across all platforms. Here is a page with how to set up importing and exporting calendars on Booking.com. 

 

If you think there is an issue with the set up of this linking of calendars, please reach out to the team via your Booking.com Extranet Inbox > Booking.com Messages. And they can investigate further to ensure it is set up correctly for you. 

 

Or alternatively to remove the link, log in to the Extranet and click the Calendar or Rates & Availability tab, then click Sync calendars. This will take you to your calendar sync overview page. Here you will be able to add/remove any links that have been set up.

 

Once the link has been removed you will need to manage rates and availability manually in the extranet. Here is a page with a step by step guide on loading rates and availability.

Hi Colleen G,

Thank you for your time and care in the message.

I don't have a problem at all with the inking of the calendars.

The problem is that Boking.com appears to have taken over the pricing at Airbnb but your deduction of the admin fee is entirely from me so the rooms are grossly underpriced at Booking.com _ I didn't know that I had to PAY Booking.com for the admin.

I don't seem to be able to change the pricing for the room.

THAT is the problem.

Your second topic, only way prices change, if one of the following are enabled:

1. Genius programe and dynamic pricing.

2  chanel manager from 3rd party is setup

3. Imported Airbnb sync against policies setup for extras reduced the margin.

 

 

 

Your third topic, guests not responding to messages, try their phone numbers, then failing that after 5 days cancel the booking under details, click request cancellation and choose option1.

Love it when someone reads everything to the end :) I managed to change the pricing, but it is always for two (I have discovered the process for making it for one person as a separate room rate).

I am going to try your suggestions.
