Wrongly marked "Sold out" dates in booking.com iOS and Android apps (no issue with the website)

I found an issue which I couldn't find an answer for in the existing posts. I have an appartment property for which I have one room opened for bookings. In the calendar the room is marked as opened for bookings with restrictions of 2 nights and booking 2 days in advance. No other restrictions are set in the calendar, the room number is set to 1 and the room is shown as bookable in the calendar for the days for which no other bookings are made for the room.

The issue I have is that if someone tries to book a room for certain dates - the mobile application says that the property for these dates is sold out even if it is bookable in the calendar for the given dates. Moreover, there is issue arising in the website for the same dates - it is shown as bookable and it is possible to book it. So the issue is only present if a booking is attempted via the applications (both iOS and Android).

One of the scenarios where the bug was clearly present:

  • - The property is bookable for 24.05.21 - 31.05.21
  • - On the website booking any of these days (for at least two nights) will result into a successful booking.
  • - On the mobile applications booking for at least 5 days / 4 nights (and more) will result into successful booking, but with the other attempts to book it becomes really weird (on iOS the described pop-up is shown, on Android just a red message "Sold out" and the "change dates" button):
    • 24.05-26.05 - "No longer available" pop-up when trying to reserve
    • 24.05-27.05 - "No longer available" pop-up when trying to reserve
    • 25.05-27.05 - "No longer available" pop-up when trying to reserve
    • 25.05-28.05 - "No longer available" pop-up when trying to reserve
    • 26.05-28.05 - Works alright
    • 26.05-29.05 - Works alright
    • 27.05-29.05 - "No longer available" pop-up when trying to reserve
    • 27.05-30.05 - "No longer available" pop-up when trying to reserve
    • 28.05-30.05 - "No longer available" pop-up when trying to reserve
    • 28.05-31.05 - "No longer available" pop-up when trying to reserve
    • 29.05-31.05 - "No longer available" pop-up when trying to reserve

All these days are bookable from the website, the issueis really weird and I can't understand which hidden restrictions could even lead to this. On some other days it also randomly gives the Sold Out / No longer available issues, and it's always for rather short stays (but still above the given in restrictions number of nights). Was checking on both 2 and 3 guests (that's how much are allowed to rent).

 

Did anyone maybe come accross anything similar? Can there be any hidden / not mentioned restrictions which can give Sold Out / No Longer Available issue like this?

Would be really grateful for any hints on possible solution or other similar experiences.

A note: it was working alright during the night and again started being buggy since the morning. And the dates for which the booking is possible are now 27.05-29.05 and 27.05-30.05, as if it shifted on one day.
