Our policy is non-refundable, but our property listing says otherwise
Hi, I can't understand how our cancellation policy is 100% non-refundable, but then why do I see our rooms listed with a different policy that says "Cancel free of charge any time until 7 days before arrival".
Any help would be appreciated. I'd prefer guests to commit to a booking.

That sounds like the Free upgrade to cancel where by BdC cover the cost if they cannot find a replacement for all dates.
