Yes, I got the same email. But before I received the payment of a booking on my bankaccount without troubles with a VAT-number. Trying to got somebody on the phone is terrible and also for an older lady who does not speak English fluently. And the other person on the phone is probaly from a callcenter in India or Pakistan, I can hardly understand them and there is always no problem they say.
Now I try to reach them (Bookingcom) they count commission not only on the rent but also about the money the extra charge guests has to pay at arrival. I checked my information on the site and everything is well registered. What to do?
Here as well. I am also registered as a private rental and don't have a business and with that no VAT. I just checked it again.
Look at my nessage!! Forget about VAT nr. if you don't have it, its only for who has it and have not communicated it to them, I spoke to them yesterday!!!?

We are in France and below the threshold for any TVA, Booking asked us to provide a VAT number today. If you follow the link or look on the Extranet there is no option to say NO number, only two options for yes.
Can Booking please advise what they are doing and why they have asked us to provide the impossible?
Same is happening with me. My property is in Portugal and we are below the threshold for VAT. And on extranet is NOT showing a option for NO vat number for some reason. Really don't know how to provide them with something that I do not have.

Not really. But I spoke to my accountant and he said that my property does not have a VAT and they may be asking for the NIF (Portuguese document) as we use that number to declare our tax return every year. But when trying to enter the number it appears an error message

Hi Judith, I have the same problem, they are asking for a VATnumber which I don't have. But before I received their email, I received on my account the rent of a booking without they have a VATnumber. I am a privatperson who hires her holidayhouse, so I don't have a VATNUMber, I am not a company or something else.
Now I have to receive two other payments of guests who are arriving Monday and the week after. So I wait what is happening. I don't think there is a risk for you. Also because you cannot add yes or no. I think they sent this mail to everyone automatically without controling who is a privat hirer. Kind regards, AnsDuinArt.nl

Is it ok, not to answer the VAT- number. I and (like several others) are privite persons who rent a flats or appartments and don´t have any VATS.
Why there is not options to answer no VATS??

Dear Emanuele, I'm a not professional Flat hiring in Tuscany Italy, so I haven't the VAT number, but I'm regularly registered to the Municipality where my apartment is.
I'd worked for many years in a 4 stars hotel and there was a phone nr of a help desk to explain this matter but I'm not able to find this number, moreover there's not a communication form in your website.

We have two apartments in Spain and I have consulted our Spanish lawyer regarding this topic, who has responded as follows:
"The tax number for any person, and for all taxes is the NIE number (when a foreigner). So your VAT numbers are your NIE numbers. The web portals must provide information to the Spanish tax authorities, hence the request for information. The (Spanish) tax office will automatically know about all the rent (dates rented and income received), so they can then cross reference with your income tax returns."
Unfortunately when submitting our NIE numbers on the Booking.com finance page we are advised that this is an invalid VAT number. Like others, we are below the threshold for VAT and really don't know how to proceed. Booking.com - please assist.
Ask the lawyer again. Tell him Booking.com apply reverse charged VAT on all of their invoices (check on your invoice first, mine has a starred note at the very bottom of the invoice saying this). Let us know if his answer changes.

Same here, help please. I rent an apartment in Croatia and am way below VAT threshold. There are two options on Booking.com under ''Do you have VAT number?'': 1)yes, 2) yes but not registered for EU transactions.
I entered a number under 1 and it as accepted but don't know if that's ok because I'm under threshold
As far as I can tell, at least in my country, from 1 July 2021, if you receive an electronic service from any other EU country, and I'm guessing agency services provided by Booking.com count as just that, you have to register for VAT and pay VAT by reverse charge. I'm still wrecking my brain over this. I know Booking.com aren't here to provide VAT advice but, given how many small and not-even-a-business businesses they have, I'd expect them to provide some sort of a brief on this...
I've been working with Booking for the past 7 years and provided them my VAT number upon registering because Croatian law states you have to pay 25% of VAT on Booking.com commissions and I've been paying it since the beginning. However, this e-mail arrived from Booking today and my VAT number magically disappeared from their website.
Maybe it is a glitch *praying*
just called national tax agency in Lithuania. Says it must be a bug, no need to register for VAT number.

Same here in Lithuania. We don't need to register for VAT in Lithuania and tonight I received a letter.
Can I ask you if you have solved it? I have the same problem . And I can't even write an email to Booking.
The more I research this, the more convinced I become this is actually happening. They've gotten into a huge deal of trouble with Italy for using reverse charge for VAT. Italy says they shouldn't have done, Booking maintains the landlords are responsible for VAT. Depending on your country, you may find that you should've been registered for VAT if you were to receive any services from Booking.com.
So, even if you don't meet any VAT threshold, you may have to register for VAT because you receive a single service from another EU country...

The problem is that you have to meet some requirements to be able to request a VAT number and If you do not meet them you cannot get it.. Like proving with official documents or even a a notary that you have a society to the tax agancy. I am not going to create one for no reason.
I think the problem is the reservation form that we all get from BDC. On it, it states 7% VAT. This should only apply to the BDC commison and not the total amount. I would assume that all of the commison they receive takes them over their VAT threshold. So really the problem should be theirs and not ours.

Same here... am in Spain. Rent out self catering accommodation without services. I am thinking now they may ask as the commission they charge does carry VAT so it may be mostly for their own sake...? In any case, this is another example of absolute lack of transparency and no bloody Booking.com assistance anywhere to be found.
Same fir me in Italy, I do not need to have VAT nr but it is impossible to contact booking, I am going crazy!! With my insurance nr I pay taxes so what the hell do they want from us?? I am a private bloody hell , when I registered with them they didn't need this VAT thing, what's wrong now?????

Service only between company in EU country (both have VAT-number) = VAT reverse charge
I can VAT register myself but don't want to as it not necessary for the renting out of the self catering accommodation. I am to sure I understand the second part of your reply..?
You can register Co - in that case you can get VAT No in Finland - that is the point. Private persons can't get VAT No and Booking has to pay VAT on behalf of you.

I only have this one property and do not have a VAT number or any way to pay VAT and I am not a business but only a private individual. I started yesterday open for bookings and was very happy to see 2 bookings this morning which was great. Then I realised that VAT has been charged to my guests and I have no way to pay this. I do not earn enough from bookings to have obligation to pay this. I did not see any selection when setting up to opt out of this just the two VAT buttons for yes I have number. All I can do and what I will do for now to keep it straight is to reimburse this money to guests as it is not my money if Booking.com give it too me.
If the charges are incorrect you have the legal right to demand it returned promptly. (but there might be a time restriction, so ask immediately...)
I am under the threshold for VAT so will not be applying for a VAT number as this will make more work for my accountant and more cost to me. Let us have a NO button.

Moreover it's impossibile to have a contact with a help center also through their website. I'd worked for many years in hotel and until one year ago there was a help desk phone number, but now I'm not able to find it.
Bad service
Booking.com should charge VAT on the commission they charge from landlords only. Each landlord has their own responsibility to register for VAT and pay it depending of threshold of income. But Booking force us to register and pay VAT when no obligation at all for everyone.
Hy guys, I have just spoken to Booking about the VAT number request. They explained that the message is for those who HAS A VAT Number and failed to comunicate it to Bookinhg. If you don't have it because you are a private host, forget that message , it is not for you, ok? Is that exhaustive?
