VAT number request

Why booking ask a vat number? My tax advisor doesn't know.

Because its a requirement for all in EU and or with EU guests as far as I know.

Hi

 

That does not matter, entirely irrelevent , simply open Extranet.

 

Then choose VAT 

 

Now on the VAT Reg page  simply set as follows:

 

  • Do you have a VAT reg? ..Answer : NO
  • Please Select Reason .. My property is under threshold for registration.

 

Click on SAVE.

 

Thats it all done.

So I have to find out if it is registered with vat? I guess this issue can be resolved by auditor s within a company. Booking.com asks for things that  an owner usually doesn't know where to find and without giving explanations. Is this vat going to be collected from the guest? I would really want to know more. We are not all enterpreneurs.

You have not even answered my questions to narrow this down either.

 

You have already said your Property with booking.com is not a business.

 

So therefore all you have to do is exactly as I already stated.

 

extranet > Finance Menu > Vat submenu

Q1 : No

Q2 : My property is under threshold for registration.

 

Literally that simple.

 

 If you actually had an accountant for your property he would already be telling you this.

 

Please share your property listing public URL here for review.

 

i.e. go to your own property on booking.com and copy paste in the link, please before you do anything else.

Great now that we know you are in Greece, that helps alot.

So If Greece is the same as IE/UK, as long as the amount earned per year is below a threashold, you cannot get a VAT number.

 

So next you need to find out what that threashold is, an accountant in Greece would know  the equivalent or a revenue government website would also have it.

 

The fact you have two properties tells me you need to register as a Buisiness at a minimum even without the VAT number. Here its called a Company registration number.

 

I would be amazed if you do not have any of this already.

 

As it is one thing to rent out your own home or a family inherited home and then not have to either declare it as a n income source to revenue or apply for some exemption created by a local law.

Until you sort that out with local tax advice , set it to VAT number : None and Option: 2

 

You can always update it later.once you get your house in order.

Hi, No, Greece is not the same as IE/UK. Tax system is quite different. All individuals above 18 years old have a VAT number, even if they don 't have any income. If they run their own business, the same VAT number applies also to their one-person business. All other types of companies (runned by more than one person) have their own unique VAT number. So, every person and every company has a VAT number even if the amound earned is zero , so there is not any threashold. For the moment an individual can have an unlimited number of properties for long-term or short-term renting with no obligation to register as a business. But he has to obtain a Short-Term Renting Registration Number for each one of them (A.M. = Arithmos Mitroou) and declare ALL incomes from these houses. So if you have 3 houses for short-term renting you have to obtain 3 different A.M. and declare the total income from each one of them.  By the way this is exactly my case and I 'm also confused.  I have a personal VAT number and I 'm hosting in my houses (having all of them  their own A.M.) , but I don't hold an enterprise so I don 't charge  VAT. So, given that EU legislation booking is reffering to, applies only to businesses charging with VAT, I suppose it doesn' t apply in my case, or MARIA GOGOU case. So we anser "Q2 : My property is under threshold for registration." even if this is not exactly accurate for Greece case? Best regards

Exactly Vaghelis!

In addition, VAT is one thing and the Tax Registration Number every individual has is another thing. In Greece, we officially declare/state our income regardless of owning a business.

This can be found on the Greek tax platform that every citizen can enter with specific passwords.  Accountants are in charge to help with the declaration of income.

Same for me, received the mail that I have to add my VAT number. but I am an individual with only one property listed. No business whatsoever.

@Martynas have you tried calling national tax agency in Lithuania? I am about to because my tax advisor has no idea why VAT number is required.

just called Lithuania tax agency. Says it must be a bug on Booking.com side. No need to register for VAT

I also received a demanding letter from booking to add my VAT number. In Estonia for getting VAT no, You need to have Company or registered as self-employed worker. So far I have one apartment, where I live and move out for tourist season. This year I added one more property, which I only handle in web, due to my parents aren't capable to do it. No Income for me from the second property. Any ideas what to do`?

Well, you can make it a plus one from me here in sweltering España.

Under the VAT details there is no option to say "No".

I have the same problem. I have my flat on booking in Spain but I live and work in Germany and both tax advisors from both countries are telling me I do not need to have a VAT since I am not a company, but booking sends me tones of emailes for it and the options are only YES, so I do not know what to do 🤦🏽‍♀️

And me, also in sweltering Spain, there is no obligation for VAT registration for an individual or means to get one unless you are a company, under the VAT details there is no option to say "No" (as John says) previously there was an option to say below threshold,  or something similar, also no IVA (VAT) is levied on accommodation unless services are provided (laundry, B&B, etc.)
