Easiest way, for a no charge, is to tell the guest you'll be marking them as a no show. Do so in extranet and select " waive charges". When BDC contact them they need to confirm they are a no show.
Reservation is then cancelled with no charges to neither guest nor host.
If a guest books, you cannot rent out the property to someone else. If they cancel in advance, you might have enough time to rent out to someone else, but you might not. If they turn up and decide not to stay, that is their choice, but it is too late to rent it out to someone else. Why should you and your business lose money because of them?
"Arrived and the wife didn't want to stay..." That's why it's good to take prepayments. If this would happen to me, I would say sure no problem, please cancel your booking asap, and if we receive another booking we will issue a refund.
It's difficult to take payments directly in such situations. Specially if property accepts only cash.
I use Payments by Booking.com, so the payments are collected at the time of booking. It stops the fraudulent / fake bookings. I also set all dates to Non Refundable, so if the guest changes their mind at the last minute and there is no time to get another booking, we still get paid. This is the same as it would be on TripAdvisor / AirBnB.
