Breakage Deposit

Hi friends,

Im a new hosting and hoped I could get some feedback on breakage deposits? As a holiday renter using booking.com, I don't recall ever being asked for a deposit, well, I was once, but after the owner took a look at us and saw the cars we turned up in changed her mind and said not to bother! I am renting a newly built studio apartment sleeping 2 adults, no children. What do you consider a fair policy in this regard? Thanks in advance, Lee

Its very subjective , so one might only ask for 100 deposit while another asks for 300.

 

Enabling Deposit required, does come with one major benefit... You can use the Request Cancel feature and then option 1 in the next view to cancel ,if they fail to prepay it as per the method(s) given in your auto message template for new Reservations, with in a time limit ( min.24 hours).

Message or Call BdC PartnerSupport ***

 

  1. In the extranet, go to the ‘Inbox’ tab.
  2. Select ‘Booking.com messages’.
  3. Right Pane - Click on ‘See Contact Options’
  4. Choose Account
  5. Now choose Other
  6. Then at bottom , See all contact options, and click Message or Call
  7. As there is no one number for all partners, the number for your nearest BdC Partner Support is then revealed.

Hi BrookAve, 

thank you for that. Ive not looked at auto reply templates/messages yet... just to confirm you are saying within the reply you can request a deposit? Who would they pay and how, normally? Thanx again, Lee

Hi Lee,

 

Deposits are optional and at the discretion of the Host Partner i.e. you.

 

But you must provide a payment method, and a time limit, and amount to the guest. Typically you would :

  1. Add it as a section near top of the New Reservation Template  
  2. create a separate Message template for Notifying and reminding guest of the same info.  
  3. Enforce the time limit by:
    • Once the preset time expires, send message to guest - ' As prepayment windows has expired as per our terms and conditions, this booking is now null and void.  '  
    • Now you trigger in the reservation details page, right pane, - click Request Cancellation; then choose option 1 to initiate cancellation due to failure to pay deposit. This also applies if the rate is prepaid to you too.  
  4. Examples of Payment Methods by You
    • Paypal - the https://paypal.me/<name&gt;
    • Payment link from a Payment gateway service
      • payrexx.com
      • square
      • izettle etc  
    • IBAN /SEPA Bank Transfer info - Yours
      • They should also send by message their IBAN info for deposit return method.

 

 

Overview:

Guest books online ,and the listing says deposit and or rate prepaid in full with in minimum of 24 hours Once Guest places booking, BdC system auto confirms and uses your New Reservation Message Template

 

That template should contain at the top:

 

  • Prepayment caveat as mentioned above, cost of deposit; payment method(s) available to choose from; your IBAN details; etc
  • The rest of the template is generally the check-in and out info
  • The rules of the house; procedures 
  • Local info
  • etc
  • Its good to includes everything as you would except or need to see if you were the guest. 
  • Remember not everyone reads multiple messages so having it all in one long message covers you later , so they cant say they never got or saw it on the listing.

PS: BdC will never handle deposits for you.

 

The only prepayment BdC will handle is if you sign up for Online Payments (Virtual credit Card)  or Payments By Booking (paid to your bank)
