about a supect behaviour prior booking

Hi,

I am a inexperienced guy trying to rent out my villa.

Today a guy phoned me insisting to book my villa via personal contact, outside booking.com with the promise to pay it in advance by cash. (This is sometimes common in italy, maybe with relatives you trust to, but not with total strangers).

Obviously I refused but he keeps "stalking" me all day long trying to convince me and wasting my time.

Apart from legal aspect connected to tax evasion, I feel him as a deceptive person that should be wise to avoid.

I am afraid that he could book the villa anyway via booking and I wish refuse his booking without (or with little) penalization.

 Any clue?

Thanks
