Currently my out of office reply from my outlook email address populates as a reply for any incoming reservation messages (chat). How do I turn that off?

That's an Outlook question, out of BDC's control. I'm pretty sure the Outlook setting is global for any given address.
My first thought would be create a new address for messages.
Therefore, if you currently have e.g. myproperty @ outlook.com, create a further address of e.g. contact_myproperty @ outlook.com. Then be sure to edit in the new address in the appropriate section of Extranet.
