Boosting numbers of costumers using specific methods like Promotions and Rates

Hello it's David

I would like to know how promotion work in achieving more bookings. The purpose is to get the best number of customers on my calendar so please if you can help me with some ideas i would appreciate it.

Do you want more money or more guests?

Everything with Booking.com is about discounting. The cheaper your accommodation is, the more chance of getting bookings. But of course, the cheaper it is, the less you earn.

  1. Have at least two room types
  2. Only one room type should be set to get Genuis bookings applied to it
  3. Have a base rate that allows for at least a change discount up to 25%. E.g. 125 a night
  4. Any additional fees are included in commission total plus usual taxes
  5. Be flexible and creative, so daily weekly adjust for late bookings, (not last minute), so if normally a 3 night minimum,  3 days before hand remove the limit
  6. Bulk edit, set Sunday to Thursday as cheapest rate, Friday Saturday premium.
  7. But again treat the 2 room types as one cheap non refundable not on Genius. The other on Genius, flexible but more expensive 
  8. The non refundable rate room is the base rate, link the other flexible rate for the genius room type so it's say 20% more expensive for example

At the end of the day you need to learn your own local market,  no one can do it foryou, then be creative on what you offer.

Hi, I am busy setting up my hosting when I saw the note that I cannot choose who stays at my place. I had a very bad experience with bad guests so I need to screen them as well before I allow them to stay. My holiday home is in a security estate where very strict rules apply especially on noise and disturbances.

How do I get passed this issue.

hi

  • Not allowed but there is workaround persay:
  • If the guest fails to respond to messages via extranet with in a reasonable time limit
  • fails to comply with a requirement, such as deposit prepayment etc
  • then you can click request cancel and then option1 and not have to get guest to confirm nor agree.

In addition to what BrookeAve says, in your policies, set that guests must give their mobile number and address for every booking. If the address is incomplete, ask them to complete it. Call their mobile and ask them to confirm their booking. Use the automated message templates to tell guests what the rules are and if they don't provide certain information within 24 hours, you will cancel their booking etc etc etc. Its your property, you set the rules.

Thanks for the tips. If I would cancel such a booking, will I be discredited in any way ?

Another question I have. Does Booking.com do any form of guest screening and give a rating like Airbnb?

1. No just a potential relocation invoice

2. No screening but you can click Report Guest on their reservation page and block future bookings

Set your rules and guests will have to obey…

Try to communicate with your guests the moment they make a reservation…communication can save you!!!

How do I set different rates for midweek and weekend and peek holiday seasons ?

In this case, I can think of 2 options.

 

1 - Use our promotions tool to set specials, and you can see more information on this link.

2 - Create a new rate for holiday seasons. This link will show you how you can do it.

Why do the rates I have set keep being discounted when I haven't asked for this. My rates are already competitive

BDC say you are in control of your rates, obviously not. I haven't joined the genius programme and don't want too, but keep getting genius and smartflex bookings. I know I get paid my full rate but this makes me look really cheap and I feel attracts the type of guests I don't want.

In the meantime, if you'd like to opt out of the Genius programme, here are the steps you could follow:

How to opt out of the Genius programme

You can opt out of Genius by sending us a message via your extranet inbox, following these instructions:

  1. Log in to the extranet
  2. Click on Inbox and then select Booking.com messages
  3. Click on See contact options, then on Property details and then on Other
  4. Click on See all contact options and then on Message
  5. In the text field, let us know that you’d like to opt out
  6. If you have any relevant documents, you can attach those to the message
  7. Click on Send message when you’re finished

Once you opt out, you won’t be eligible to join the programme again for six months.

Thank you for the information

But can you tell me please how to opt out of something I have never opted in too.

Since booking.com have been making these offers on my prices, I have not been getting the type of guest I try to attract with my already competitive prices.

I have sent messages asking to be removed for both of my properties but they are still being offered at a reduced rate.

Can I make a gentle suggestion to contact our support team by calling them and asking them to help you with this? This way may be faster?

I am sorry that you feel that our marketing strategies are not working for you. We do our best to attract the most traffic we can to bring you more visibility and business.
