what do you mean by connection manager?
The second part sounds like you want both , rent as whole unit and then sometimes based on occupancy at another rate.
Having ones cake and eating it too, I call that.
This is NOT a thing.
Some have suggested a workaround of listing both types for same property, but you have to manually manage it, close one when the other is booked.
Can get messy
You might be able to use a Channel Manager service for that as another way.
I would suggest just get it setup for occupancy based, from 1 up.

In the extranet, go to the ‘Inbox’ tab.
Select ‘Booking.com messages’.
Right Pane - Click on ‘See Contact Options’.
Choose Account
Now choose Other
Then at bottom , See all contact options, and click Message or Call
As there is no one number for all partners, the number for your nearest BdC Partner Support is then revealed.
