Last Minute cancellations

We have had our property listed with Booking.com for a couple of years but I am continually frustrated with the number of last minute cancellations. It wouldn't even be as bad if it were  truly possible to charge a cancellation fee...tried that, but then credit card is declined, This is soooo frustrating because it blocks my calendar and then cancel....it it much more frequent on Booking than other sites.

Our solution has been to charge a deposit, payable at time of booking, and to set a non refundable period of 7 days prior to the stay. Invalid cards are immediately identified and can be dealt with, also no loss of revenue for you if a last minute cancellation is received.

Thank you for the suggestion, we tried requiring a deposit for a while as well but it didn't really solve the problem of our calendar being blocked for sometimes a long period of time and then a last minute cancellation. Is the deposit you require refundable if they cancel? When do you charge the final payment after the 7 day nonrefundable period or do you collect that upon arrival?

If a guest cancels more than 7 days prior to their arrival then we refund the deposit. Our deposit is the value of the first night of their stay. If a guest cancels within the 7 days prior to arrival then it is forfeited as the cancellation fee. If a stay is longer than one night, the guest pays the balance of any remaining nights at check in.
