Servicing rooms in privately owned B&B

We have a B&B in our own home. Is it expected to make the beds up every day or is that invasion of privacy?

We clean their private dining room and bathroom every day but never the bedrooms unless they are staying more than 3 days and then we ask if they want the bedding changed. Towels are automatically changed on the 3rd day or earlier if requested.

Well opinion and practice varies on this Marion, but here we clean rooms, make beds, dry towels and refresh the hospitality tray daily if guests fail to put the "Do Not Disturb" sign on the door - easier to check for damage to the room etc Seems to keep our guests coming back!

Marion I also live at the property but would never go into a guests room to clean or change sheets , if they stay when cleaner comes I ask if she can go in to change sheets, but not on a very short stay.

No I never get in the Studio I want my guests to have absolute privacy. Of course if they want me to clean it up I will do it. I always leave extra linen and towels for them to use.

We have a rule and certain printed notices in the rooms that are the following:

- we change linen each 3 days or on request (if they use the notice card)

- we change towels that are on the floor or again each 3 days (notice card)

- we ask them after 3 days if they want a full cleaning of the room or not (usually they don't ask us to clean or change linen for a week)

- we will and do check the rooms and take out the trash, clean up something very messy every day at noon (this is non-negotiable for us, however we only do it once they are not in the room), this is also in our house rules notice

I also live at the property.

I am wondering if this practice of making up the bed just varies from country to country - in the UK any hotel would be expected to make up the bed of a guest staying on from night to night and indeed better hotels will also have the bed "turned down" or opened up as the guest has dinner.

Hence making the bed is generally expected in UK serviced accommodation (i.e. not in self-catering units) - hence we do make up the beds.

Since I have no idea where everyone else is based, this may explain the different comments about this on this thread.

Rooms are serviced every day, making the bed up, drying towels, emptying waste bins, refreshing and stocking the fridge with fresh milk and bottled water. It also gives us the opportunity to ensure that all is ok with the room for the guests for their following night's stay. Lights checked, tv remote checked and toiletries if required are replenished.Towels are replaced every other day, sheets and bedding replaced with clean ones every third day. We live in our three bedroomed B & B letting rooms.

As a B & B owner myself, I would NEVER not go into a guest room after they leave. Even if they say they don't want service, I will check the room anyway. It is my house and I know they don't give a crap about it, so it is in MY best interest to do a quick check. Is the a/c left running? are the lights on? I will take garbage, who wants to smell that when they come home? Use your common sense!

My Studio is not a B&B so I make it clear to the guests from the very minute they arrive that they are fully responsible for my Studio. So far everything is ok.

I have a self-catering Cottage. When the guest checks in I would usually ask whether they would like a cleaning service (charged extra) and should they want a laundry service, I could arrange this also as an extra. In the mornings when my guests leave on their daily excursions, I would go into the apartment and check to clean the kitchen bin and see whether the towels need changing. Usually lights are left on which I then switch off. I also have a rule that no dirty dishes will be tolerated in the apartment as,it leads to cockroaches.

Most times I check the rooms after the guest has gone out. I especially like to check my self contained Granny Flat because there's usually lights left on and air-con left running. I take out the rubbish , clean the toilet and have a quick look around for damage or food left out to prevent cockroaches.

We do not normally go into the rooms and when we do was inform the guest. If guests are staying more than 3 days then on the 4th day we will offer fresh sheets and towels, empty garbages and look for anything else that needs immediate attention. The guests are advised of this during the orientation. We also advise them that if they require anything including a change of towels or linens then just ask. No complaints so far.

Jessie & Jay nice to hear that you also do not interfere with your guests. Of course if they require anything extra to be done I am always glad to service them. I leave down stairs so I let them know that I am available at any time, ready to meet their needs. Many guests appreciate this and have even mentioned it in their positive reviews.

I have a laundry bag on their door hook and clean towels and sheets in the drawers under the guest bed....which I show at check in....and although there are 2 waste bins in the guests bedroom they always wander into the kitchen with a piece of rubbish and ask ‘where shall I put this ‘as a believer in ‘less bossy notes makes happy guests” I TRIED TO MAKE IT EASY FOR THEM......BUT WITH 2 waste bins they still don’t know where to put their waste!!!!!!!!!if anyone has an idea that doesn’t involve bossy notes I would love to hear please.

Sara - this sounds like the familiar "emptying the rental car before returning it" routine... i.e. they don't want the bother of taking the rubbish in the car up to their bedroom. I used to tell them - put it in the black wheelie-bin at the side of the house, only then to find them putting car waste in the garden recycling bin etc etc...

Now I just take it from them and put it in the correct bin later - less trouble for me all round!

When guests leave for the day (or morning), I change towels, face washers and bath mats every day, replenish amenities, teas and coffees, provide fresh milk, empty the bins, give the bathroom a quick wipe over and make the beds. We have only ever had one complaint about entering a room, but as others have commented, it gives me an opportunity to check that everything is OK, turn off heaters etc. that have been left on all day, and deal with things that have been dropped on the carpet. If there are too many things on the bed then I wouldn't make the bed.

I would also urge owners to double-check hair curlers and straighteners - the number of these we have found left on in rooms beggars belief, also had one carpet ruined by the imprint of a steam iron that a guest brought with them and left on the carpet whilst ironing clothes on the bed, the perfect shape of the iron left face down on the carpet - most people ask for the iron and ironing board - not this lady!

The iron burn was not avoidable but I hate to think of hair curlers/straighteners left on all day when the guest goes out!

I have a B&B and live on the property. On check in I let them know that I provide them with privacy during their stay, and don’t enter the room. Most are one nighters but in instances of 3+ nights I let them know that I will gladly change linen and will (and do) provide fresh towels, check bin, replenish stock, fresh crockery and cutlery and clean room so they know to not leave underwear etc lying around. This has always worked well. Bathroom and any public access areas cleaned daily, sometimes more depending on whether they’re around during the day. Upon arrival I do turn bed down, but do not make bed if more than one night unless 3 nights+ when linen and towels are changed Comments interesting. I am in the UK.

Shared area's everyday. Our bathrooms are next to bedrooms so I clean them everyday and add fresh towels but they are getting put into en suites shortly so won't be cleaning them. For guests who stay 4 or 5 days I ask would they like a service. It feels a bit odd entering a room, I prefer not to. I show guests where refills are for coffee/biscuits etc.

It easy I ask over breakfast if they would mind if we replace dirty cups make beds, clean the bin etc.dirty cups just ask the guests over breakfast whether they would mind if we go and replace dirty cups and do a general cleanup. Some do some don't, either way my guests get what they want. Everybody is happy

Just encountered another good reason for servicing every day - entered one room to find drops of tea or coffee spilled on the carpet - it is easier to minimize the damage if this is done as soon after the spill as possible rather than three days later....
