Whether opening for the first time or going through a refurbishment, getting your property amenities in order can be a big investment. How do you decide where to spend your budget?

Bedding? Toiletries? Furniture? Splurge or save, what are your best tips?

the YOUNG ones !!!.not the older mature types like me ( hahahaha)..no seriously not many in the summer months as the beach is only 200 metres away BUT during the Winter , I would say 50% use it...and its a great selling point......The Champagne in the Fridge for instance ONLY 50% of people open the bottle !!!!.amazing.

Thanks for the repeat on your ironing story. Don't know when you did the photos but most professional photographers could apply what is known as a spot tool to soften of even blur the wrinkles.

I once did a photoshoot and had to spend a great deal of time going through each photo to make the persons yellow teeth appear white.... EEEEKKKK

Another lady had a masked ball for her 40th and did some very sexy latin american dancing in fish net stockings. As she put on her stockings she managed to damage them and had a rather large hole. She couldn't stop thanking me for not taking photos of that - to be truthful I was just trying to keep up with the dancing and had luckily missed the holey stocking completely....!!!!!

Think many people are scared to even move the Champagne now days in case you have a sensor which bills them lol..... Try an ice bucket Michael maybe you will sell more Champagne. If not sounds like Kaerinka is willing to help out LOL.

Both our bathrooms have showers over the bath - The cottage was built in the early 1900's and as such to remove the existing bath was not possible without huge costs to plumbing. We decided to upgrade plumbing where possible and rather add the shower to the bath making it possible for guests to have both options. The other reason we did this is because due to age the wooden floors are not level. Had we only provided a shower the chances would be great that they would leak and water would run into the kitchen below....!!!

The 2nd bathroom in fact has an extremely small bath, similar to ones typically found in Italy etc. This is nice as we find guests prefer the smaller bath and bathroom in winter.

Katerinka obviously I have no way of telling you percentage of bathing vs showering but I think most tend to be younger and shower, unless of course they opt to make use of my great bubble bath and have a good old soak in the tub!!!!

hello Nikolas.........Extremely important..its the first thing the guests see on the Booking.com website.......it MUST appeal, so a professional photographer is really such a good idea.

Hello Michael, yes, I am decided to... The fact is that a friend, very good photographer but not a proffessional of this kind of photos made the work and got paid too. So I waited for a while to see how does it work. Now I am sure, I need a pro with experience in this kind of pictures..

Michael, do you know if the number of pictures has an impact as listing booster? Meaning, the more high quality pictures you upload, the best will rate Bdc algorythm your listing and so, the better score page will give to it..

Nikolas, as far as I observed number of pictures do not make any impact on Booking search algorithm. Possibly on Airbnb, but not too much. What really works on Airbnb is new listing.

Pay serious attention to amenities. People use filters in search. If you can, try to have those amenities that Booking suggest, don't forget to tickle them.

People do not like to read nowadays, put text into pictures. For example: picture of nearest grocery with words 100m or 1 min of walk. Use Befunky app. Breakfast pictures can be a good motivation to book (just cup of coffee and muffin). Use signage. I used "host speaks English" on Airbnb. On Booking tickle all languages you speak.

Many pictures are always good idea. Those who don't like many will not look at them all anyway, but those who like will appreciate.

Nikolas download software and enhance your friends photos if they are not great.... unless they very bad you can enhance them and make it work for you.

High quality pictures will impact on higher property score, but again just small percentage will go to quality of the pictures. Even if your listing is perfect, those who pay for Booster will override you in search. You will see them in top with the sign "promoted".

That's why its better to concentrate your efforts while answering to questions:
How do I stand out of the crowd?
What can I do so that people will choose my place?

Pictures are important. Main picture should be the hit. Sometimes its a room, sometimes its an area (works great for beach properties and farm houses).

Good title is the must. I use full address in title, it looks very trustworthy. SEO tricks will do, especially geo. For example "near subway", "center of London". If your location is not great, offer something! "peaceful", "quiet" and "with free WiFi" :)

Google SEO tricks for preview pictures. One guy suggested green color for preview pictures on YouTube, because everyone is using red and blue. And green will make him to stand out. I don't know if its coincidence... I checked the pictures of my competitors. Everyone is using dark colors and here is my property - snow white like hospital room :)

Is white really a color? It was chosen as cheapest option and in fact it looks cheaper than light beige, for example.

But white has some unbeatable benefits for our business. It makes property look bigger (!) and clean. It matches any kind of furnitures and it's easy fix - no need to think about design... White walls perfectly matched those big wrinkles on the bedsheets and it turned out that it looks natural, no one complained.

And another important thing is white has no character. It can be useful for hosts that can't avoid the feel of the owner to the point that they loose bookings.

I really don't know how you guys handle guest houses. It's an art. How to erase this feeling that you are staying in someone's else place. May be you can share some tips...

The white of the houses, combined with the Greek blue sky and sea, form an idyllic sight that no one can get tired of. Home is where you feel most comfortable so I try to make my guests feel welcomed and enjoy their stay in a calm, safe and relaxing environment.
