Thanks for the feedback, pibomarco. 15% of my cleaning fee is over $26, not $3. That's substantial. We're listed on Airbnb, Homeaway, VRBO, Expedia, TripAdvisor. But we get over 90% of our bookings through Airbnb. They have been very good for us. BDC hasn't.
In our case, we're renting an entire house, and we're not on site to greet them. They have access to the house through an app that they install on their phone (August). I give them access from 4 PM on check in day (That's our check in time), until 11:10 AM on check out day (Check out time is 11:00 AM). I tell them in advance that, if they want to check in early, and the house is available for an early check in, then we charge $15/hour for that. Most people who want to check in early are happy to pay that.
We don't allow late check outs. We make it clear to our guests that they must be out by 11 AM, as our cleaning crew will be arriving at that time, and will need to get started. It take 4 - 5 hours for the cleaning crew to clean and get ready for the next guests. So far, we haven't had an issue with that.
As soon as I get the booking, I send a quick message through Pulse, thanking them for booking with us. A week before check in, I send the following email with two booklets attached, as described in the email. This email was refined over the course of more than a year, and has helped eliminate any confusion or problems. We're renting out an entire house, and we aren't there to greet the guests, as it's an hour drive from where we live. So we need to establish a relationship early to avoid any problems. Here's our email:

Our rental is a cabin in the mountains, and is an hour drive from where we live. So we're not there when the guests are there. But we leave them a gift basket with candy, popcorn, and a bottle of wine. We provide everything they need for their stay, except food and personal items. We have toiletries, spices in the kitchen (some of which have been left by previous guests). Our cabin is large and beautifully decorated. And we always get great reviews.
