Feasibility of connecting with Booking.com

I have 40 properties (holiday let agency) and am thinking of connecting to Booking.com via Rentals United. Can you tell me what experience you have and what are the best options for taking payments pre-arrival and ensuring the guests would download our App to gain access to all property details.

prepay via a 3rd party would be the smartest choice , and dont use payments by booking.
