Yes I agree. The larger the property, the more this happens with extra people!!

We  always do a signed contract. Its very clear.

Yes, our own insurance is the same and they will not be covered if they exceed the occupancy

We could increase our prices to cover any extra people, but we want to remain competitive too, to groups who are only 6 or 8 people

More likely to install a camera on the hall area to be honest, and if there are extra people, remind the guests that under the conditions of our contract extra guests charges will be taken from the security deposit

Yes. Its a difficult one as we all rely on great reviews

We have a contract and it states the number of people allowed and who have paid. I am thinking of installing g a CCTV in the main entrance to monitor who is in the property

I also think the booking.com should not allow the guest to leave a review if they have themselves broken the booking terms. That would at least stop them using the threat of a bad review against us owners

Yes, we have had this too.

Some guests don't read anything you send through, not even the directions!

They prefer to telephone us at al times of the day and sometimes the night, because they can't find something or need some local information. Even though It has all been sent through to them prior, AND there's an information book at the property with everything in

It is very frustrating  

I would like to see the platform let us pos for examplet 5 important things about our property, and ask the guests to tick each box to say they have read the information.

We always use a booking contract with the names for each guest in the group, and we always hold a security deposit

It depends on the severity of the incident, but in most case, we have found that a gentle word usually does the trick.

If we find that more guests are at the property than have been paid for and clearly stated on the booking contract, we will charge for the extra guests, by explaining to the lead guest of the extra charge and requesting payment be made or taking the money from the security deposit
