As regards your issue you need to keep in mind that IT solutions used enmass are made to accomodate 95% of the requests so clearly yours is not the norm.
Why dont you simply take the option of having two properties with one address as it should make no difference from an accounting/booking perspective? What difference will it make to you as you can market/price/advertise/etc seperately?

Yes fair point and hugely effect us and we get only bookings within a couple of months and practically nothing offpeak. Yes we also very much like the Airbnb approach, which does penalise you by limiting your appearance in searches, but works well in the long run.
