Beatrice has made a good point about her fridge, like her I rent a room in my home, how does one regulate that vegetarians may not want meat in their fridge or some homes only halal meat and no pork etc etc.....for this reason I prefer they don’t cook except take away in the microwave.
i once had a Turkish student turn up with a huge suitcase of raw unsealed meat , his Mother thought he wouldn’t be fed properly in England I still don’t know how he got it through customs...it’s highly illegal.Thats. Not something we could predict in our house rules.
Leandri so true what you answered Frugaltravel , as guest choose our locations it’s the one thing we can never be responsible for.I too have just been marked down on location, by a French couple, I’m in the heart of London they KNEW where they were booking as did the Indian guest who left without paying at Frugaltravel......who also thinks she hasn’t been paid......that is why I prefer BDC to handle all my payments there is no dispute then.
People can be cruel and devious,, an Italian couple knew the tricks ,they arrived and one told the other ‘if we complain about something we can go to a hotel and she will have to pay’ .....I heard and understood their plan and it worked.......they did not check we speak many languages.Mostly guests are honest but not always.
K2U no ;mine is a small London apartment and the other bedroom is mine, the French couple who left their car here after check out then went around town all day unhappy they had to pay parking and he also was the same diabetic who didn’t thank me for the trouble I went to are the ones that gave me 7.5 on location and facilities, and refused to answer any email prior to arrival ;when they demanded free parking and were big trouble makers....the guy said he can only eat omelettes for breakfast but I clearly advertise no cooked breakfast......there are 3 cafes in my street that do hot breakfast.
The biggest error is that I forsaw all these problems and offered a free cancellation from their side but they did not read my emails or answer their phone......so we do not on BDC have the right to cancel them without penalties. I find ABB far easier to deal with when these problems arise.
So agree with Wendy, a couple with a car (we don’t have free parking it’s pay and display by the city) checked out last week , left their car and went all over London sightseeing then marked me down on location, a location They chose!!!!!!!!!They did not mention I had to go and buy diabetic jam etc as he never told me in advance medical needs.
Another guest packed up to leave Sunday by 11 am but wanted to lie in his room till 1...using my electricity and WiFi data playing games on his new computer. And a new guest was expected.
No hotel would allow that then we get lousy reviews.

As an events ceo we have our own gift baskets from my business
But last year I just put all my prices up high at Xmas as London gets sold out very quickly so we don’t need deals.
Michelle’s this happened to me
they changed it to £20 per night and Indidnt know
so tons of people booked for months even Xmas at the price of a hostel.
i had to spend ages on customer service cancelling
it was their tech glitch
good luck
I don’t take any deposit.
