BBC call works much better and blooking rooms in their Pulse it's just a second> the Airbnb calendar stings. Strange because they started so well. I thing they to big to manage. We like their clients, most of guests are fine turists, very different group then from BBc.
Personaly I think it's something wrong with Airbnb Calendar, not Booking ical.
I spend all day yesterday trying to update prices for next year. Airbnb ical is blocking calendar on Booking if there is no prices for the dates. Their system is old. There is no option to choose what should be sync, or not. The modern calendars have these option already. I expect Airbnb calendar to send only bookings to Booking.com not blockings.
We're not getting much reservation from Airbnb do to cov-19. so I will not waist time updating prices which is almost impossible job to do it.
We have 17 suites in 2 houses for rent and we're renting our properties on Bdc, Airbnb, Noclegi, Revngo, Expedia, VRBO. Our guests were coming from all over the world. Unfortunately, things changed, most reservations are from our country and guests call us directly. Google is a big help. I liked Airbnb for a few reasons;
-the main one is that they charge guests directly for service, not us.
-I'm able to list my properties in my country currency - but not on VRBO, TripAdvisor.
-guests coming from their site are real tourists.
-I'm getting money the next day after guests check-in - but not from Bdc, VRBO, TripAdvisor Expedia.
I like the Bdc reservation system, it's easy to set up, manage, set up email templates, block rooms, especially on a mobile phone. The only confusion is their discounts. Be careful with it. If combined (Genius, free upgrade, and other discounts) you may end with very little money.
Synchronization of iCal works well between Bdc, Airbnb, I'm not sure about Expedia, since to register properties there you need to use their help the same with iCal.
I'm using the Bdc calendar to sync all bookings with other OTA's.
I pay for the reservation system but I'm using it only as a calendar no sync.
Does anybody know how to make your own simple iCal?
I run on Booking into offering a monetary incentive at no extra cost. When a guest makes a reservation and pay in advance he will get an instant monetary incentive.
I'm not sure who will give discount thou. It's not very clear.
You have to be very cautious with all these discounts you agree to on Booking. I learned that any discounts can be combined just for one reservation. One of my guests "Genius", made a reservation in a lest expensive room (which was by the way unavailable) got a 10% discount plus a free upgrade, plus service payment to Booking. I was shocked.
It is fine when you charge for the night a couple of hundred dollars. In our case, every penny counts. I'm also not sure this monetary incentive offer applies to return guests or Genius guests as well.
For returning guests Booking should charge less for service. We should be awarded for good work having guests who are coming back to us. Maybe that what it is? I wonder if anybody has more information. The program is good to the end of October so is not much time left.
You may try bough AirBnB and Booking.com or any other OTA.
The website will do very little for you, better have a page on Google. I made a website for our properties and run it for years. Coast time and money and the only advantage we have it domain email address but you may get the same from Google and so far it is free. Presently, if you do not run big business you do not need a reservation system. You have a calendar for example on booking and sink it with any ical so you're not worried about overbooking.
Me too. We're with AirBnB for years and we love to do business with them. We do not need to go through this "booking free business" which is not free for anybody. We pay, guests are paying and Booking is collecting it. I'm not sure they do not do business like Airbnb? Nothing is free nowadays, who believe in it anymore. Also for all the guests we have, most of them, are very, very nice. They do not expect from us more then we offer. They are a real tourist. The payment process is simple; Airbnb charges us for collecting and depositing money 3% and we're getting it next day guests arrive. We do not own them anything.
If comes to Booking I like their option of free cancellation. If the guest cancels, they offer a replacement or if they can't provide replacement Booking pay. It works well.
Some times ago, I sign in to prefer the program. It did heart me. I did not get any reservation. To be in the preferred program you have to agree to a higher commission for the booking. I rase price to cover higher commission and the little thumb did not do any good to us. We are in a very competitive area and in order to get any clients from Booking, we have to keep the price very low. Recently Booking rased the commission and charge us for guests using credit cards. We're paying commission from the total payment which includes taxes and VAT.
I'm experienced user, on Booking for years but recently we added apartment and my experience does not work. Follow all instructions and even had one reservation but now we are again nowhere. Apartment is not bookable, does not show on map, let me do promotion just to tell me that we not bookable. I't tells me we only 74% ready after I went through all options listing that nothing applies to our 2 rooms apartment in Krakow. Calling Booking is not easy job as well. We called few days ago to correct place of our listing on the map, in the effect we're not listed at all.
I do not remember having such difficult time years ago when we started. We're generally happy with booking service and I thing is second one after AirBnB. I'm not happy that I do not have direct e-mail contact with client. Do not understand why, but AirBnB do the same. Last time I answered client question but did not know that is a new reservation until guests came. It's easy to miss reservation unless you seat by computer all day. Even bigger phone are not good enough.
I like this new calendar sync option, it looks like is working well. I'm using Booking.com as my main calendar and sync it with airbnb and wimdu. Unfortunately I can not sync with my calendar without paying for it.
I wonder if anybody knows how to set up ical. I have ical on my calendar but can not set up rooms in any order. Just see reservation name but no details or room number, it goes by colors.
