Villa Junona Croatia
I'm Julia, the co-owner of small hotel "Villa Junona" located a couple steps from the one of the cleanest Dalmatian beaches. The Summer of 2018 is my first season in this business. Being a University professor by my first profession, I get used to learning every minute. Now I am learning from my guests, my colleagues in Croatia and, of course, from this forum. I regret that did not find it before the Season started. if I started reading this forum a little earlier, I would avoid many mistakes.
By the way, what about your listing? I believe all partners from the forum would like to have a look at it, supposing it is perfect and has a lot to learn.

I DO NOT have any problem with clients. We were full from June to September.
I do not want my property looks "Expensive" It must be comfortable, it stays two steps from the sea, My guests love it and I already have a lot of reservations for the next season.
So I do not think that my strategy is wrong, May be we just attract very different people.

M Adamopoulou It was not me who asked for advice. I have nothing to claim about. From June to August I do not have enough time to sleep because of guests.

I think that "Work work work and guests will come" just does not work. As well as "all the things Katerinka12 mentioned above" are not enough.

Hello, may be what I will say is not new for you, but you can not just sit and wait... You have to make the market to learn about you. The sooner the better.
You cat print a big sign "Apartments for rent" and put in outside your house, It seems a bit funny. but here, in Croatia it really works. Why not in Italy?

Lee, Our villa is in small beach town, There is about 65 km from the nearest airport. If you take a taxi in the airport a taxi driver will surely ask for 1000 kuna (135 euro). If you order taxi from a taxi-company the price can drop to 600 kuna (about 82 euro). We offer transportation for 450 - 500 kuna (depending on a season). But a lot of our guests opt for a public transportation. It is not as easy as it seems to be.
They need to get a shuttle bus from airport to Split Bus Station. The Shuttle goes every hour from 10 AM ill 6-00 PM and costs 30 kuna per person. It takes 30 minutes to get to Split. Then you need to take a local bus (every 2 hours from 5 AM till 21 PM) The ticket costs 50 kuna + you have to pay 10 for every piece of luggage. The bus drive for 80 minutes. And then you have to walk about 1500 m (with all you luggage, of course) through almost all city from the bus station to our Vila.
The most strange thing about all that is - to stay with us these guests pay 200 euro per night
