Oh and another thing with airbnb, you wont have to drop your pricing, and for some reason people who book on airbnb think its trendy to stay at an airbnb property. Airbnb is about $20 a night more then booking.com which is about $20 more then booking direct with us, but for some reason people still book with airbnb...
yeah airbnb seems a bit better option but our channel mangers doesnt work with airbnb, so i have to manually put pricing and availability on all our accommodation types, which is time consuming. Least with airbnb, the guests generally keep it clean and hosts are able to review guests.
Booking.com chargeback dispute letters don't work. All i do now is use virtual booking.com credit cards and put my prices up accordingly to cover the card fees when taking these virtual payments.
Least if a guest does do a chargeback its up to booking.com to follow it up as they took the payment.
Its very rare for this to happen but it does happen and the card holder always wins. ( Well 99 % of the time )
As we key in numbers when a booking is made from booking.com we.run the risk of chargebacks
Virtual cards with booking.com may be a better safer option but you would then still need to deduct a bond or take a copy of their credit cards when they check in for any damages etc.
Booking.com don't listen and are just happy to take our 12% commission without helping out.
Regarding the chargebacks, did you win? 99.9% of the time if a custoemrs is a No Show, and you have all their details, you still wont be able to win a chargeback.
Visa and Mastercard have their own accommodation rules so anyone who ' Doesnt get what they paid for ' can process a chargeback and as the numebrs where keyed in, there is no way to win.
