Personally I got it activated i dont get more bookings and had to now pay 20 % instead of 15 % to bookings com hence had to increase my price. not happy about it but genius program was even worth you pay as preferred partner 20%plus guest if he is genius pays 10%less so it was terrible . now canceled genius option and didnt subscribe to preferred partner with any other of my properties. Thats my personal opinion maybe there is somebody happy with it :) I think its the way booking charges you more and makes you feel special for it :)
did anybody manage to have any tip on the case when property can not process a credit card ? asking guests to transfer money on your account after they have to pay cancelation fee never works ...
the more people demand and the more you do worth ranking they write. And when they dont demand anything usually rating is excellent.
I had a guest who wanted to cancel because we dont have swimming pool well i have no idea where she got idea from that we should have had one and since we dont have means to process credit card she just didnt pay very last minute it was very fishy at first place because out of no ware she asked one day before arrival if we have a pool :) we said no and she made bookings com call ask as for a compensation :) they didnt even checked we have not had pol listed its unbelievable how much bookings com supports guests but not hosts....
If there is anything we could sign or vote to make booking come read this and make our opinion count ? I cant agree more anonymous reviews should not be allowed !!!!
can we see if somebody reported already on this guest "Report Guest Misconduct" what did they reported or if this guest was ever reported even if we dont see what was the issue ? or is it only for bookings com to see ?

That option which you print screen is only possible if you can process credit card of a guest yourself, in my case we can not process it we have bank account but no credit card processing means. Hence there is no payment through bookings com. Bookings com policy always stated as far as i remember they do not intermediate the payment (that is charge guest and then transfer money to your account in case of cancellation like other platforms do. SO at the end having non cancellation policy doesn't help much if guest will not show up you cant charge him :)
More over NONE REFUND option of bookings com is also usless !!!! when i asked them that my non refund booking was canceled and act according to the policy they answered that non refund policy compensation(that is deduction of one night stay if they cant replace the guest ) happens randomly not at every occasion :)
To Use a credit card is not an option in my case.
So I found a way !!! After my property gets booked I write gust if he doesn't reply i immediately contact booking com through inbox !!! and ask them to contact them and if they cant cancel their booking. I loose still time while bookings com solves the issue, but at least it gets canceled !!! and opens for new bookers !!! instead of waiting for no show up day when its too late to get new booking for that date.
From my experience guest which come on contact always show up !!!
I had a guest who booked for a month and in the middle of the stay decided to go to the different city, in order to not pay cancellation fee, he contacted booking com saying there is a terrible smell, (which was not true) and he needs to leave. He got his way since that was something his word against ours and after he got right to write us a review !!!!
I had a guest who stole all the towels.
I had a guest who said she left a shampoo worth 200 USD and requested me to reimburse it otherwise she would give bad score. (she didn't left anything by the way ) For her entire stay she paid not more than 50 USD by the way ....
had a guest who decided she wants to clean the floor on which she broke wine glass (with red wine) with bed sheets ....
Also there are fake accounts (i guess created by competitor properties) which book your property, never come on contact, to block your property from been booked and with that competitors just keep on increasing their own chances to get booked.
I wish I could rate them as well and worn other hosts to be careful, I am sure thats the strategy they apply systematically.
On the other hand I had nicest guests ever, which i wish I could reword for been such a great guests!!!
