Also, I don't see any difference from a guest perspective between the two when searching for accommodation. The only difference is that I opted to pay the full AirBnB service fee which is fixed 14% i beleive. If I choosed 3%, guest can be charged up to 20% for the service fee. So I don't see why would you receive less bookings. It all depends of the competition, market demand, rates ect.. And from my point of view AirBnB guests are not such early bookers comparing to BDC guests.
For me it is the other way around.
Occupancy rate 26%
Market average 12%
Occupancy rate 45%
Market average 22%
Basicly the main difference is that before I had 7 listings with 7 units.
Since they implemented API connection (not just iCal) I can now have 7 listings with 20 units.
I preffer managing via channel manager. I don't imagine switching back to the old ways. :)
I guess you activated Genious program that gives genious guests a perk - additional 10% discount.
You don't understand.
For better understanding:
1. You send an email to the guest (via extranet) that you require a deposit.
2. Lets say that the guest didn't respond in three days:
Basicly everything is solved if you can take deposits after booking is made.
It's either a full payment, a partial payment or just a deposit for the damage.
You give the guest a deadline (let's say 3 days) if the guest doesn't respond, you mark in extranet that guest didn't make the payment. Booking.com automaticly contacts the guest and if he doesn't respond in 24h with a magic click you can cancel their booking.
Well anyway, good luck. :)
This tool is automated. You don't have to wait for noone. Once you made a report, the guest has 24h to respond. After 24h you just click the magic button and the booking is canceled. It's basicly faster.
Notifications are awful.
When I write a reply to a thread/post, I receive a notification for myself. A lot of spam in my inbox.
No preview of the written post in email.
When I click on a link, I basicly have to search for a recent post.
Quite annoying and basicly it's forcing you not to participate anymore.
You can change the policies in extranet and request a pre-payment via bank transfer (full or partial) before their arrival. You send the bank details to the guest with a deadline.
