Hubby and I run Copeland House, a tiny little spot just outside Gloucester, NSW in the foothills of the Barrington Tops. We simply love what we do.
We're assisted by all our locals - Derek our Bush Turkey, Percy the Possum that loves to pop down for his apples each night and our lovely little water dragons who often mistake painted toenails for fresh raspberries.
It's a wonderful place to visit that's all about nature.

Love that. Unfortunately between the drought not letting anything grow and the funny way the acquostics bounce around the hills (how they always get busted) not sure it'll work. But Ardour in the Arbour - love it! Thanks :)
I know exactly what you mean about the rules and regs. Try really hard not to go that way too. & you're right, most guests are awesome :)

LOL, not quite peacocks (altho have toyed with the idea of putting some on our bush retreat). My weak spot is the bush turkeys. So you're not alone. They tear up my gardens with their foraging. They chase each other up on the tin roof while the guests sleep late... As I talk to them and name them (I have the entire cast of Greys Anatomy now), I curse myself for throwing out the scraps but put their next meal aside just the same. Like you I have to take to the back deck with a scrubbing brush but the best advice I have for you is now the scrubbing brushes come on poles just like a mop! Every once in a while they look like they really want to answer me back and that reminds me the bad outweighs the good. All I've got for you, sorry :(
We get a lot of 'likes' and 'interested'. But generally find the likes are the same crowd all the time which doesn't hold a lot of value and those interested in our event weekends doesn't translate into bookings. Mostly I feel I am talking to myself and I do it because they say you 'have to'. I've never found it to be the source of bookings but it is another avenue for reviews. We deliver breakfast and find them all taking photos but they never tag so again, their friends may see it but not so much value for us. We make a conscious effort to tag and like other local accommodation providers but don't find they bother to reciprocate which is a little disappointing. So it's a tool but we find not so much a revenue generator.
We leave our guests with a box of homemade fudge made from local dairy. We are adults only so when they go back to the real world and their kids they have something to share with them or give to grandma for looking after them.
We also make a lot of our own condiments and I always jar up some small jars so that when guests comment on the marmalade, local honey or relish on the cheese board we can leave them with a little take home jar.
Our regulars are now inclined to order a bottle or two or a box of fudge when they book now which has become a little source of extra revenue.
Interestingly we only use B.C now. Found their demographic profile closer to our ideal guest. Bigger spenders & a little more confident about what they booked. Our ABnB guests seemed to miss that we were a full service BnB, maybe that blurred line between traditional BnB and what it can mean now. They were more stand-offish when being treated. Just odd. We always communicate with our guests prior to their stay, didn't particularly find the ABnB any more or less communicative than B.C. But guests are guests. You still have to read them when they arrive and just provide the service you think they are looking for. I don't think their booking channel defines them.
