I have a B&B that I also rent as a whole house. I get my whole house rentals which is the biggest easiest money from Airbnb, and Homeaway. I get room rentals from Booking during slow months.
However, today I called booking and was on the phone for an hours in search of 1 Question.
How can I change categories for the summer months on Booking from B&B to Vacation Home? And should I? How many hits, clicks, views and sales of Vacation Rentals vs B&B's are they getting? Is it prudent to switch?

Answer: SORRY We don't, we cannot and we will not. We can switch your catagory, but then we have the discription battle and the B&B reviews. I ask if I can snooze my B&B for the summer and open up a new listing under Vacation rentals. Answer: NO So if I switch the catagory and the guest reviews remain the same everyone will be confused? Answer: I guess so. So I would have to delete shaybnb & then open up a vacation rental and then start ALL over again in the fall and winter months without any reviews......... sigh

Did you not collect your coins? I process the payment immediately and allow for no grace period. Do What is your cancellation policy? Did you call Booking? I would call them. you process your own payments or let booking do it for you? I process my own payments you can find a group on faceook shannons airbnb raves and rants. Actually I would just keep the money and enjoy the day off cuz i get my coins
What a bummer. It is a good thing I have a bnb. Perhaps just change your category? Did you ask them why? Was it the hotel lobby or state rules?
I would think change the email and change the banking information if booking collects your coins. I process my own payments. It should not be hard. I certainly understand wanting to sell. Can you not find a person to just clean for you and earn the income while you are somewhere else? Would you make more money selling?
You need to decide if you are selling a home or a business. If you wish to transfer the business then you must list it as a business, or investment property for sale. Do you have a broker, or are you attempting this on your own? Where in the world are you? Also what are the rules of your area regarding this business? Must one occupy the apartment too? Have you been paying business taxes and declaring all income? How will you value it? See these are two different animals. Selling a home is totally different than selling a business. Shay
