Because you don't have many options, this is the only option if you would like to have secured bookings.
- Guest makes a booking
- You send to the guest your bank account details and lets say you give 3 days deadline
- If you don't receive the payment, you mark in extranet that you didn't receive the payment
- Booking.com will then notify the guest and if they won't respond you can cancel their booking in 24h.
Other options: "Payments by Booking.com"? But I guess this is not available in your country? Open a business account at your local bank and get yourself a POS machine, where you will be able to charge credit cards. Or try 3rd party as Thuild adviced.
You can request payments/deposit from the guest directly after they book your place with a deadline. If the guest doesn't send a payment, you can cancel their booking. Do you have a business PayPal? PP for personal use has a limit to 2000€ per year if I remember correctly.
I am not missing a point. I was just generally speaking if someone has several listings they should consider getting a Chanel Manager. From my point of view iCal is OK for hosts that rent 1 apartment. And what I am saying is, that iCal connections / updates takes some time to sync. Even when it is working properly you cen get overbooked because of this delay.
If you use iCal sync, you should primarily update manually the availabilty.. iCal sync should be considered as a "last resort" in case you don't have an internet access or for any other reason that you were not able to access calendars.
This looks like a booking confirmation.
Let him show you bank statment where it is clearly shown that 100€ was deducted from his bank account.
This mean, that you can colect damage deposit by sending them your bank account details and a deadline (after the guest made a booking). Obviously you didn't do so. Meaning you can explain to the guest, that you didn't colect damage deposit and they can check their bank statment if so.
To receive a damage deposit, you must request it first from the guest directly.
1. How did you colect the deposit amount?
2. What is your policy in extranet regarding damage deposits?
You'll have to contact Booking.com and let them know you're not able to accomodate them. Booking.com will then try to find them another place. You'll still have to pay commission for this booking (at least). You are responsible for confirmed bookings.
