Because the Booking.com calendar sync doesn't work properly, it's always best to manually block out dates on other OTAs when you get a booking on Booking.com and vice versa. Providing that the blocks you see match the bookings you have, everything should be ok - not ideal to see "blocked" on the BDC calendar instead of the booking, but at least you won't get a double booking! One day, Booking.com will fix their calendar sync ......
This isn't Booking.com support - this is other owners, like you, discussing things among ourselves. If you want to give money back to a customer, you will need to contact Booking.com support via your extranet.
If people want to rent your property, they will pay.
Try booking a room on AirBnB without paying. Try booking a room on TripAdvisor / HolidayLettings without paying.
If someone doesn't want to pay, they don't really want to rent your room. There are plenty of others who will pay.
I had exactly the same issues with multiple properties and being told we are not trusted, so adding a new property would be cash only. Therefore only 3 of the properties we own and manage are listed on BDC. The others are all listed on TripAdvisor, HomeAway and AirBnB, no problem at all.
I did fight to get the 3rd one set up for Payments by Booking.com, but it was a BIG fight, very hard work. I made the point that BDC not trusting us made us feel like BDC were treating us as criminals. Eventually, BDC relented and set it up for Payments by Booking.com.
If this was the only issue / problem with Booking.com, I would fight to get others listed, but this is just the tip of the iceberg ....
BDC is Booking.com - you might mean Payments by Booking.com, which is where Booking.com take the payments for you rather than you processing cards yourself.
Any time you take payments / process cards yourself, you expose yourself to risks of fake bookings, no shows, card failures and late cancellations, all giving you empty rooms that you cannot fill.
If available, use Payments by Booking.com and set all payments to Non-Refundable. Guests must pay at the time they make the booking. No more late cancellations. If a guest doesn't show, you still get paid. It's the only way. Yes, the commission is much higher than with AirBnB, but you just increase your prices on BDC to get the same money as you would get through AirBnB. Guests who book through BDC just pay a higher price than if they went to AirBnB. That's their choice.
And yes, you have to wait longer for payment, but that's just how it is.
BDC offers lots of discount options - it's all about offering discounts to guests. Just keep an eye on what's happening and adjust pricing as neccessary so that you don't give away too many stacked discounts. Take your time to learn the systems.
